The Role

The Assistant Site Manager plays a pivotal role in the daily operations of the facility. You'll be responsible for delivering exceptional customer service, maintaining the property, supporting sales efforts, and ensuring smooth administrative processes. This role is ideal for someone who enjoys working independently, takes pride in their work environment, and is motivated by performance-based rewards.

Availability Requirement: Day shifts, Monday to Saturday (rotating weekends)

Duties and Responsibilities

Customer Experience and Sales

  • Welcome customers with a friendly, professional demeanor and assist with inquiries, rentals, and reservations.
  • Educate customers on storage options, pricing, and promotions to match their needs.
  • Present lease agreements and guide customers through the rental process.
  • Promote and sell packing supplies, insurance, and other value-added services.
  • Handle inbound and outbound calls, emails, and walk-in traffic with urgency and care.

Operations and Property Management

  • Conduct daily site inspections to ensure cleanliness, safety, and security.
  • Perform light maintenance tasks including sweeping units, removing debris, and snow/ice removal as needed.
  • Monitor access control systems and report any irregularities or concerns.
  • Ensure units are rent-ready and properly inventoried.
  • Assist with lock checks, overlocks, and auction preparation when required.

Administration & Reporting

  • Process payments, issue receipts, and maintain accurate customer records.
  • Use internal software systems and Microsoft Office tools for data entry and reporting.
  • Support collection efforts and follow up on delinquent accounts.
  • Prepare daily, weekly, and monthly operational reports for management review.

Team Support & Leadership

  • Act as a keyholder and assume leadership responsibilities in the absence of the Property Manager.
  • Help train new team members and share best practices.
  • Collaborate with management and support teams and participate in company-wide initiatives.
  • Occasionally come in to support operations or cover shifts.

Education, Experience and Requirements

  • High school diploma or equivalent required; post-secondary education is an asset.
  • Minimum 1–2 years of experience in customer service, retail, or sales.
  • Strong verbal and written communication skills in English.
  • Basic proficiency in Microsoft Office (Word, Excel, Outlook)
  • Valid driver's license and access to a reliable vehicle.
  • Self-starter with excellent time management and organizational skills.
  • Comfortable working independently and making decisions with minimal supervision.

Physical Requirements and Work Environment

  • Ability to lift up to 50 lbs.
  • Capable of performing light physical tasks.
  • Able to remain on feet for extended periods when required.
