About Us

Real Estate 360 Limited is seeking a mature, enthusiastic individual to fill the full-time position of Live-In Part Time Superintendent for 2 - 6 unit residential properties in Halifax, Nova Scotia. This is a unique opportunity to be part of a dynamic property management team while enjoying the convenience of living on-site.

Key Responsibilities

As the Live-In Superintendent, you will be responsible for ensuring the smooth operation and maintenance of the property. Your duties will include:

  • Building and Grounds Maintenance
  • Maintaining cleanliness in all common areas through daily, weekly, and seasonal tasks.
  • Conducting routine inspections and performing minor repairs on building systems, equipment, and common areas.
  • Performing light shoveling and salting of walkways and building entrances as needed.
  • Overseeing contractors to ensure the property grounds are kept to high standards.
  • Repairs and Maintenance
  • Handling small repair tasks such as painting, wall repairs, and door fixes.
  • Organizing and supervising third-party contractors for specialized repairs or maintenance.
  • Resident Relations and Administration
  • Communicating regularly with the Property Manager to report building deficiencies and ensure smooth operations.
  • Managing move-ins and move-outs, including elevator bookings, deliveries, and parking lot coordination during winter conditions.
  • Enforcing building rules and policies in collaboration with the Property Manager.
  • Building and maintaining positive relationships with residents.
  • Emergency Response and On-Call Duties
  • Being on-call for after-hours emergencies to ensure resident safety and comfort.

Qualifications

We're looking for a dependable individual who meets the following criteria:

  • Skills and Experience
  • Demonstrates professionalism and has general knowledge of building systems and operations.
  • Proven ability to handle minor repairs and maintenance tasks. Painting skills are a strong asset.
  • Experience supervising contractors and service providers.
  • Personal Attributes
  • Independent thinker with a common-sense approach to problem-solving.
  • Strong communication, prioritization, and organizational skills.
  • Friendly and diplomatic demeanor when dealing with residents and management.
  • Responsive and adaptable to tenant and management needs.
  • Technical Skills
  • Basic administrative and computer proficiency, including Microsoft Office, email, and mobile platforms.
  • Familiarity with security systems, intercom software, and other property management tools is an asset.
