Position Overview:
The Construction Estimator is responsible for preparing accurate and competitive estimates for concrete and drainage in low-rise residential construction projects. This position also includes commercial, civil, and residential siteworks. The role involves reviewing project documents, performing quantity takeoffs, analyzing costs, evaluating subcontractor proposals, and preparing detailed bid packages. The estimator collaborates with the CEO, COO, and field teams to ensure that estimates reflect realistic costs, constructability, and schedule requirements.
Key Responsibilities:
Estimating & Takeoffs
· Perform detailed quantity takeoffs for concrete (foundations, basement and garage slabs, sidewalks, curbs), drainage systems, utilities, and residential siteworks.
· Review drawings and specifications for commercial, civil, and low-rise residential projects.
· Prepare cost estimates including labor, material, equipment, and subcontractor pricing.
· Develop conceptual, schematic, and full tender estimates across all project types.
· Maintain unit price databases and track market/material cost trends.
Bidding & Proposal Development
· Obtain, compare, and evaluate subcontractor and supplier quotes for completeness and scope alignment.
· Prepare bid forms, pricing breakdowns, scope sheets, qualifications, and clarifications.
· Participate in bid reviews, value engineering, and risk analysis sessions.
· Ensure estimates are compliant with building codes, municipal standards, and project requirements.
Data & Documentation
· Maintain accurate documentation of drawing revisions, estimate versions, calculations, and correspondence.
· Update historical cost data for concrete, pipe materials, aggregates, framing, and residential components.
· Use digital takeoff tools and estimating software to ensure accurate and efficient estimating workflows.
· Track project costs, monitor budgets, and adjust as necessary to keep projects within financial constraints.
Coordination & Collaboration
· The estimator collaborates with the CEO, COO, and field teams to ensure that estimates reflect realistic costs, constructability, and schedule requirements. He will also be required to develop and maintain relationships with customers, follow up on submitted bids, and contact clients to identify and secure new bidding opportunities.
· Work with CEO, COO, project managers, site supervisors, and engineers during preconstruction.
· Provide advice on constructability, methods, materials, equipment selection, and sequencing.
· Attend pre-bid meetings, site visits, and coordination sessions with clients and stakeholders.
· Clearly communicate estimate details, assumptions, and scope to internal teams after project award.
Required Skills & Qualifications
· Strong knowledge of concrete construction, drainage systems, civil siteworks, and low-rise residential building practices.
· Ability to interpret civil, structural, architectural, and residential building plans.
· Proficiency with estimating software (Bluebeam, OST, HCSS, HeavyBid, or similar).
· Strong mathematical, analytical, and cost-analysis skills.
· Excellent attention to detail, organization, and time-management abilities.
· Effective communication and coordination skills.
· Proficient with Microsoft Excel and general computer applications.
Education & Experience
· Diploma or degree in Construction Management, Civil Engineering, Quantity Surveying, or related field (is an asset).
· 3–5 years of estimating experience in concrete, drainage, civil infrastructure, or low-rise residential construction.
· Experience with commercial site development, municipal infrastructure, subdivisions, or residential foundations is an asset.
Physical/Work Environment
· Primarily office-based with occasional visits to project sites and active construction areas.
· Ability to navigate uneven terrain and conduct site assessments when required.
