We are seeking a Maintenance and Facilities Manager to oversee maintenance and facilities operations for a portfolio of commercial/industrial and multi-family properties. As a Maintenance and Facilities Manager, you will:
- Conduct regular site inspections to ensure building standards, technical systems, safety, and maintenance requirements are met.
- Track maintenance issues and ensure they are completed in a timely, cost-effective manner.
- Oversee and coordinate maintenance programs, including preventative and corrective work, and ensure timely, cost-effective completion of tasks.
- Develop and manage capital budgets, prepare RFPs, tenders, and quotations, and maintain accurate building records, including as-built drawings.
- Manage and oversee capital maintenance projects (HVAC, electrical, plumbing, and exterior) to ensure safety, comfort, and cost control.
- Collaborate on capital expenditure programs, including a rolling five-year capital budget.
- Build and maintain vendor relationships, negotiate contracts, and optimize service agreements.
- Recommend and implement efficiency improvements in building operations.
- Review mechanical and engineering drawings for new construction to ensure compliance with standards before final acceptance.
- Address tenant inquiries, requests, and complaints professionally and promptly.
- Act as a liaison between Real Estate and Finance teams and undertake special projects to support corporate objectives.
To be successful in this role, you will bring:
- Experience: 5+ years of facilities management or related experience, with hands-on expertise in building systems and operations.
- Technical Knowledge: Strong understanding of mechanical, electrical, building automation, and solar energy systems, with the ability to interpret schematics and blueprints.
- Regulatory Familiarity: Knowledge of OHSA, WHMIS, and relevant building, fire, and municipal codes and regulations.
- Education: Post-secondary education in Facilities Management, Engineering, C.E.T or Journeyperson in a designated maintenance trade a related field is preferred.
- Leadership Skills: Proven ability to manage and lead maintenance teams, including skilled tradespeople, while coordinating multiple projects.
- Driven Problem-Solver: Demonstrated technical troubleshooting skills. Energized by challenges and dedicated to finding effective solutions.
- Tech Proficiency: Proficient in Microsoft Office 365, with a willingness to learn and use in-house IT systems. Knowledge in Yardi is a plus. Comfortable with the use of AI systems.
- Flexibility: Self-directed, adaptable, and able to work independently or as part of a team in a fast-paced environment.
