Summary
We are seeking a dedicated Superintendent to oversee our properties at TORONTO FURNISHED LIVING. Based in Toronto, this role is vital in ensuring our properties meet quality standards and maintenance is completed on time, supporting our commitment to providing exceptional housing experiences.
Responsibilities
- Property Maintenance & Repairs
- Conduct daily inspections of the building and common areas
Cleaning & Common Areas
- Ensure cleanliness of common areas (hallways, laundry rooms, stairwells, entrances)
- Manage garbage, recycling, and bulk item disposal according to city regulations
- Monitor pest control and report infestations immediately
Tenant Relations
- Serve as the primary on-site contact for tenants for maintenance-related issues
- Respond to tenant requests and complaints in a timely and professional manner
- Enforce building rules and policies respectfully
- Assist with move-ins and move-outs when required
Safety & Security
- Ensure fire safety equipment, emergency exits, and lighting are in proper working order
- Report safety hazards immediately
- Monitor building access and report suspicious activity
Administrative & Reporting Duties
- Maintain maintenance logs and incident reports
- Submit work orders and updates to property management
- Track supply inventory and request replacements as needed
Seasonal & Exterior Duties
- Snow removal, salting, and ice control during winter
- Basic landscaping and exterior upkeep during warmer months
- Monitor building systems such as boilers, HVAC, and water heaters
Emergency Response
- Be available for emergencies (flooding, power outages, heating failures, etc.)
- Take immediate action to minimize damage and ensure tenant safety
- Perform minor repairs (plumbing, electrical, drywall, painting, locks, appliances, etc.)
- Identify maintenance issues and report major repairs to management promptly
- Coordinate and supervise contractors and service providers when require
Qualifications
Education & Experience
- High school diploma or equivalent (required)
Technical Skills
- Working knowledge of basic plumbing, electrical, HVAC, and general repairs
- Ability to troubleshoot and resolve common building maintenance issues
Physical Requirements
- Ability to lift up to 50 lbs
- Comfortable with manual labour, including snow removal and cleaning tasks
- Ability to work flexible hours, including evenings and weekends for emergencies
Communication & Professionalism
- Strong communication and interpersonal skills
- Ability to interact professionally with tenants, contractors, and management
- Basic computer skills for emails, maintenance requests, or property management software
Personal Attributes
- Reliable, punctual, and self-motivated
- Strong problem-solving skills
- Ability to work independently with minimal supervision
- High level of integrity and respect for tenant privacy
- Minimum 1–3 years of experience as a building superintendent, property caretaker, or in a similar maintenance role
- Experience in residential or multi-unit buildings preferred

Free accommodation + financial compensation which will be discussed.
