Explore our communities at , and visit  to learn more about how we're out-caring the competition by staying true to our value proposition: "We care more about renter experiences, which drives superior results."  THE OPPORTUNITY Venterra's Property Finance team has been undergoing significant growth in its mandate and building lasting relationships with its business partners. The Property Finance team is uniquely positioned to provide support to the Asset Management, Operations, and Technical Service teams as well as partner with our Investor Relationships and Acquisitions departments.  The team facilitates the dissemination of financial information to key business stakeholders to drive opportunities forward and create solutions to risks as they are identified. In this role we are seeking a Financial Analyst within the Property Finance team with a high attention to detail and the ability to work independently while having a Team First mindset.  Critical to the role is the ability to demonstrate value as a team member that can execute assigned tasks with a high degree of proficiency. This position requires the ability to manage multiple deliverables and ensure deadlines are achieved with minimal oversight. The role will report to the Lead, Finance who will challenge the candidate to take on increasing levels of responsibility and drive innovation.  As a part of the Property Finance team, the candidate will have a peer group to collaborate with, working as a team to achieve Venterra's ambitious growth strategy.       KEY JOB RESPONSIBILITIES  
  • Perform financial closeout reconciliations for General Contracting projects
  • Monitor financial status of General Contracting projects for accuracy and completeness
  • Perform monthly calculations, reconciliations, and recording of revenues, various fees and recoveries for each project
  • Evaluate organizational workflows and system data needs to identify improvement opportunities and ensure efficient software implementation processes.
  • Conduct various accounting month-end close tasks, including bank reconciliations and recording of accruals
  • Perform budgeting and forecasting for CAPEX in 7 years model and assess variances quarterly
  • Assist with preparing financial analysis for liquidity events
  • Evaluate quarterly operating cashflows and factors impacting working capital for portfolio and individual properties. Recommend quarterly distributions that satisfy both investors' expectations and companies' long-term funding needs 
  • Evaluate Internal Rates or Return while making decisions on one-time distributions from properties Refinances.
  • Perform detailed financial analysis and valuations for assigned entities to advise on strategic decisions pertaining to funding and distributions.
 CANDIDATE PROFILE
  • 0-2 years of experience in accounting/audit/financial analysis.
  • Intermediate skills in MS Excel (pivot tables, VLOOKUPs, advanced formulas) are required.
  • Fundamental understanding of generally accepted accounting principles (GAAP) is required.
  • Experience with MS Excel Power Queries, Python, and SQL, combined with an aptitude for leveraging technology to gain efficiencies is a strong asset.
  • Pursuing a CPA or CFA designation is preferred but not required.
  • A team-first mentality and a drive to complete work in a timely manner are required.
