Property Manager

Our client, a well respected Property Development and Management company, is looking for a dynamic, self-motivated and creative thinking Property Manager to join the management team of their luxury high end condo/rental apartment building with 120 units in midtown Toronto. This is a wonderful opportunity to learn, develop and grow your property management experience under the tutelage of an experienced and professional senior leadership team.

Key Responsibilities

Maintenance, Repair and Renovation Administration

  • Conduct weekly building walkthroughs and coordinate the completion of all required maintenance items in a timely manner and on budget
  • Purchase order processing and contractor management
  • Manage the timely resolution of tenant work orders
  • On-call response to after-hours emergencies as required
  • Administer all preventative maintenance in accordance with service contracts
  • Manage both in suite and building related capital programs under the guidance of the Construction Manager

Condo/Rental Management

  • Overall responsibility and management of condominium corporation and rental operations
  • Management of the 24 hr front desk concierge, valet staff and cleaning staff
  • Day to day management and scheduling of in-house staff.
  • Preparation of AGM and other mandatory documents
  • Regular maintenance of online amenities booking
  • Condo Fee/ Rental collection and arrears management

Budgeting

  • Project revenue by determining rental rates, turnover and lease up schedule
  • Provide recommendations to Senior Management on proposed capital programs; Manage tender process with direction from Construction Management and Senior Management and execute projects on time and on budget.
  • Budget expenses based on complete understanding of normalized annual and monthly expenses and utilizing zero based budgeting
  • Assist in the preparation of an annual income, expense, and capital budget
  • Preparation and management of reserve fund budget
  • Prepare budget estimates and financial plans, managing deployment in future periods.
  • Track and review all expenditures, reimbursements and expenses for comparison against budgets and develop reports to determine if budgetary goals are met.
  • Work with financial and executive teams to develop financial strategies and cost management programs.
  • Maintain the database of monthly financial analysis reports and budget modifications.
  • Evaluate accounts receivables periodically to determine cause of billing issues and facilitate clearance of claims.

Reporting

  • Monthly reporting of property financial results including detailed operating cost variance analysis and a complete forward-looking report, highlighting upcoming projects and major upcoming expenses
  • Manage and administer the Accounts Payable process on a timely basis
  • Preparing of bi weekly payroll

Key Requirements and Attributes

  • Must have 2-3 years of property management experience in a residential rental building, with a preference to luxury properties
  • Dynamic, motivated and eager to learn and grow
  • Ability to lead, mentor and inspire team members
  • Effective problem-solving skills with a results-oriented approach.
  • Strong negotiation, communication and organizational skills
  • Ability to work in a fast paced environment and adjust if necessary.
  • Excellent time management skills and organizational skills
  • Ability to meet tight deadlines and work under pressure.
  • Ability to multitask and work in a fast-paced team environment
  • Experienced in using computer programs specific to this role (Yardi, MS Word, MS Excel, MS Project)
  • Excellent communication skills.
  • Professional, motivated to learn and a career-minded individual

Compensation

  • Salary of $75k plus bonus and cell phone
