Troika Developments is seeking a detail-oriented and analytically strong Manager, Investments to support the execution and performance of the company's project portfolio. Based in Kelowna, BC, this position reports to the Director, Investments and plays a key role in acquisitions, financing, investor relations, and asset management, where they are responsible for monitoring and maximizing the performance of income-producing and development assets.

The ideal candidate brings a strong foundation in commercial real estate financial modelling, market analysis, and financing. This role bridges strategic vision and operational execution, supporting Troika's continued growth across its multi-family and mixed-use developments.

Key Responsibilities:

Acquisitions & Financial Analysis:

  • Develop & maintain detailed cashflow models for potential acquisitions using Argus and Excel during site selection and feasibility.
  • Conduct scenario analyses, stress testing, and sensitivity modeling to support investment decisions.
  • Support all phases of the due diligence process, including reviewing reports, financial statements, and legal documentation. Analyze lease agreements, tenant financials, and operating expenses to assess asset-level performance and risk.
  • Coordinate property inspections, third-party reports, and legal documentation throughout the transaction process.
  • Analyze historical and projected property operating performance to validate underwriting assumptions.
  • Prepare investment memorandums and recommendations for senior leadership and the Investment Committee.
  • Prepare and organize documentation required for internal approvals at all stages of the transaction cycle.
  • Perform sensitivity analyses to evaluate investment risk and return under varying market conditions.
  • Assist in identifying and screening prospective acquisitions and coordinate with the brokerage community to gather market intelligence.

Financing:

  • Assist in structuring and negotiating debt and equity financing across the company's active projects.
  • Support the Director, Investments and CFO in preparing requests for financing
  • Liaise with lenders, brokers, and equity partners to collect documentation, fulfill underwriting requests
  • Monitor interest reserves, covenants, and repayment schedules to ensure compliance
  • Contribute to the preparation project-level cash flow forecasts.

Asset Management Reporting:

  • Track and analyze project and asset-level financial performance.
  • Prepare monthly and quarterly performance dashboards for internal leadership and investors.
  • Review rent rolls, budgets, and leasing data to identify revenue and expense optimization opportunities; collaborate with Property Management and Leasing teams to prepare the annual budgets and strategies
  • Support valuation exercises and refinancing analysis for stabilized assets.
  • Recommend proactive strategies to improve returns and mitigate risks.
  • Oversee third party leasing agents for commercial properties.
  • Regularly update Investor Portal with the latest project information, reports, financial statements, or other regularly distributed materials.

Market Research

  • Conduct in-depth research and analysis across multiple markets and asset classes to inform acquisition and development strategy.
  • Gather, track, and maintain up-to-date market intelligence on new deals, opportunities, and comparable transactions.
  • Coordinate with internal departments (property & asset management, leasing, operations, development, construction, sales, finance, legal, etc.) to obtain accurate and current data for underwriting and decision-making.
  • Prepare concise market briefs and contribute to Investment Committee materials and presentations.
  • Leverage third-party research resources to inform scenario analysis and market fundamentals.

Other :

  • Ensure investment activities align with Troika's corporate governance, Investment Committee procedures, and risk policies.
  • Develop tools and templates to standardize underwriting, reporting, and data tracking.
  • Support continuous improvement of internal workflows within the Investments Department.
  • Mentor junior staff and provide training on analytical tools and modeling practices.

Qualifications

Education & Experience:

  • Bachelor's degree in finance, Real Estate, Economics, or a related field (CFA, CPA, or master's degree considered an asset).
  • Minimum 3-5 years of relevant experience in real estate investments or asset management.
  • Proven ability to manage multiple projects and stakeholders in a deadline-driven environment.
  • Experience with CMHC, construction, or term financing is an asset.
  • Strong understanding of the real estate development lifecycle
  • Advanced financial modelling experience with a focus on real estate cash flow analysis, including Argus Enterprise experience.

Compensation:

  • $ 95,000 to $130,000 per annum. (the actual salary offered will be commensurate with education and experience).
