The Opportunity

The Vice President Real Estate Investments is a key member of Chartwell's leadership team responsible for developing and executing strategies related to real estate acquisitions, dispositions and portfolio optimization. The role ensures effective capital deployment, risk management, and strong market relationships to support the organization's long-term real estate and financial objectives.

Key Accountabilities

Strategic Leadership

  • Contribute to long-term strategic planning through deep knowledge of financing markets, investment trends, and Chartwell's asset base.
  • Continuous review of Chartwell's portfolio to ensure it is optimized.
  • Deep relationships with industry participants to ensure robust acquisition pipeline.

Acquisitions & Dispositions

  • Identify, source, and evaluate targeted acquisition opportunities.
  • Lead underwriting, due diligence, financial modeling, and risk evaluation for transactions.
  • Negotiate terms and legal agreements in partnership with internal and external counsel.
  • Prepare submissions and present recommendations to senior management and the Investment Committee.
  • Lead end-to-end disposition processes, including approvals, broker engagement, negotiation, and closing activities.
  • Support the transition and integration of acquired and divested properties.

Mezzanine Lending

  • Support evaluation and due diligence of mezzanine lending opportunities in partnership with CIO/CLO and VP Development & Investments.
  • Prepare Investment Committee submissions, negotiate terms, and coordinate with legal counsel on documentation.

Financial Oversight & Risk Management

  • Provide timely and accurate transactional information to Finance to support internal and external reporting.
  • Manage financing, acquisition, and disposition costs to support organizational financial performance.

People & Department Leadership

  • Lead, coach, and develop direct reports, fostering a culture of accountability, performance, and alignment with Chartwell's values.
  • Promote collaboration and effective communication with internal stakeholders, external partners, and service providers.

Qualifications

Education:

  • Degree in Business, Commerce, Finance, or a related field.
  • Professional designation (CFA, CPA, CBV) or equivalent experience is an asset.

Experience:

  • Minimum 10 years of senior leadership experience in real estate investments and/or finance.
  • Demonstrated experience in:
  • Real estate investment, acquisitions, and dispositions
  • Asset and portfolio management
  • Debt financing and capital management
  • CMHC programs
  • Financial modeling and analytics
  • Project management
  • Relationship management and negotiations

Skills & Abilities:

  • Strong leadership and people management capabilities.
  • Ability to build and maintain strong relationships with lenders, brokers, legal partners, and market participants.
  • Strategic, analytical, and decisive thinker with strong financial acumen.
  • Skilled negotiator with excellent verbal and written communication abilities.
  • Strong organizational and project management skills; able to manage multiple priorities.
  • Demonstrated ability to resolve conflict and navigate complex transactions.
  • Commitment to Chartwell's mission, vision, values, and cultural beliefs.
  • Ability to converse in French is an asset.

Effort

  • Requires sustained mental concentration for financial analysis, strategic decision-making, and evaluation of complex transactions.
  • Involves extended periods of computer use, reviewing documentation, and preparing reports and presentations.

Working Conditions

  • Work is primarily performed in an office environment with frequent collaboration and interaction with internal and external stakeholders.
  • Travel is required to attend meetings, site visits, and negotiations.
  • Must be able to work flexible hours based on business needs.
