Our client portfolio is looking for a Lead Leasing Consultant who is responsible for achieving leasing targets while providing leadership, training, and operational support to Leasing Consultants on behalf of the Developer/Owner. This role combines front-line leasing expertise with supervisory responsibilities, ensuring compliance with company standards, driving marketing initiatives, and enhancing the overall prospect and client experience. The Lead Leasing Consultant also plays a vital role in mentoring team members, supporting onboarding, and contributing to leasing strategy execution across the portfolio of projects.
Key Responsibilities:
Leasing Strategy & Sales Performance
•Participate in the execution of leasing strategies for all projects in the assigned portfolio.
•Achieve weekly/monthly sales and absorption targets as prescribed by Executive leadership.
•Perform all standard functions of a Leasing Consultant, supporting front-line leasing.
•Set and track weekly/monthly goals for team members, reviewing progress with Executive leadership.
•Ensure timely and accurate submission of applications for approval via the appropriate channels.
Property Reporting & Data Management
•Review and ensure the accuracy of individual property dashboard reporting.
•Maintain and review Regional Conversion Tracking weekly.
•Compile and analyze detailed demographic reports to identify trends and opportunities.
•Track and report on lost leads, including reasons and potential retention strategies.
•Maintain and update property stacking plans to reflect current occupancy and availability.
•Monitor application tracking to ensure timely processing and follow-up.
•Ensure tour feedback forms are completed accurately and consistently.
•Track lead volume and conversion rates to assess marketing and leasing effectiveness.
•Analyze lead/traffic information and customer feedback to inform leasing strategies.
•Monitor team traffic tracking to ensure accurate reporting and alignment with performance goals.
•Prepare executive project summaries for clients and participate in weekly client meetings.
Market Awareness & Competitive Analysis
•Contribute to the review of quarterly market surveys for accuracy and compliance.
•Conduct mystery shop visits to competitors and share insights with Executive leadership.
•Participate in meetings with Executive leadership to provide timely feedback on sales challenges, team member strengths, opportunities, and competitor promotions.
Team Leadership & Training
•Coach and mentor Leasing Consultants on best practices in customer service and leasing.
•Assist executive leadership in executing "Leasing University" with new and existing team members.
•Support onboarding of new Leasing Consultants through job shadowing and training.
•Supervise the day to day of Leasing Consultants, providing continuous support and feedback to the VP, Leasing Operations.
•Contribute to performance reviews for site-level leasing staff in partnership with the VP, Leasing Operations.
•Provide guidance on leasing office and model suite standards to ensure consistent presentation.
Marketing & Community Engagement
•Manage the day-to-day upkeep of ILS (Internet Listing Service) and lead-generating platforms to ensure content accuracy and optimization.
•Serve as the point person for each property's individual CRM system, ensuring data accuracy and proper follow-up for technical issues.
•Enhance community value by identifying, recommending, and providing the marketing team with site-specific photos and content opportunities.
•Participate in project specific events/programs and other marketing initiatives as directed.
•Liaise with digital marketing, web development and other support groups'
Additional Duties
•Collaborate with Executive leadership to identify and implement process improvements.
•Other duties as assigned by the direct supervisor or designate.
Qualifications
• RECA licensed.
•Proven residential leasing experience with a track record of meeting or exceeding sales targets.
•Demonstrated leadership abilities, including training, coaching, and performance management.
•Strong market analysis skills with the ability to identify trends and recommend strategic responses.
•Experience managing feedback loops and data collection, strong ability to accurately report on trends, challenges and project progress to a diverse group of stakeholders.
•Excellent interpersonal, communication, and organizational skills.
•Proficiency in leasing software, CRM systems, and Microsoft Office Suite.
•Valid driver's license and ability to travel between projects.
