**Position Summary**
Reporting to the Regional Manager, the Site Caretaker will be responsible for the management of daily operations and administration and maintenance of assigned location.
**Key Duties and Responsibilities**
- Set up appointments and conduct unit showings with prospective tenants
- Negotiate and manage lease of assigned apartments
- Answer current and/or prospective tenant inquiries
- Manage tenant maintenance requests to ensure satisfaction and timely completion
- Ensure that residents’ issues and service requests are addressed within 24 hours
- Ensure timely collection and deposits of rental payments and administer damage deposits
- Inspection of buildings and vacant suites to report on any deficiencies and maintenance requests
- Prepare monthly suite turnover reports with regional manager and run maintenance turnover checklist
- Upkeep and regular maintenance of buildings, work equipment and machines.
- Performing maintenance, landscaping and cleaning (commun areas and apartments) of assigned portfolios
- Garbage pick-up and removal from sites and vacant suites indoor and outdoor on a daily basis
- General handyman duties, minor plumbing, electrical, carpentry, painting, repairs and maintenance
- General lawn care including planting, hedging, pruning, weeding of flower beds.
- Ensure care of outsite areas by removing snow, spreading salt and clearing snow away to avoid hazardous or slippery in steps, sidewalks, parking lots and entrances of the buildings
- Assist in removing furniture and left items from the suites when required
- Utilize Yardi system to record transactions and run various operational reports
- Other relevant duties as assigned by Regional Manager
**Qualifications and Requirements**
- Experience in property management/sales/hospitality management/customer service
- Flexibility to work 5 days a week, first and last days of months
- Experience in laborer job, landscaping/ground maintenance, cleaning
- Experience in general handyman works
- repairing and maintenance, minor plumbing, electrical works
- Able to work outside in all weather and lift a minimum of 50 lbs
- Able to use various tools
- snow blowers, landscaping and ground maintenance and cleaning equipment
- Must Live on site
- Must be able to communicate effectively and be able to follow direction
- Must be able to work on own and have good time management skills
- Should have knowledge of Microsoft Office Suite and Outlook
- Must possess a valid driver's license and a reliable vehicle
- Must successfully complete a security clearance
- Experience in Yardi system will be an asset
