We are looking for a Cost Analyst to join our Cost Consulting & Project Management division in Edmonton. Working with our loan monitoring team, you will assist with reviewing and verifying all project-related documentation and contracts, and preparing and tracking all budgets, commitments and costs incurred. In addition, you will gain experience supporting on-site visits and analysis with the Consultants, acting as the independent interface between lenders and developers.

**What you will focus on**:

- **Provide project support before and after development commences **. You will:

- Assist in the delivery of pre-development services to establish feasibility of the project and identify any risks.
- Review of development schedule, such as overall progress of the project and anticipated completion dates to the lender.
- Assist in the negotiation of change orders with contractors in accordance with the terms of the agreed contract.
- Collaborate with senior staff to establish and track project budget, cost to date and cost to complete.
- **Assist with documentation. **You will:

- Facilitate the preparation and submission of a preliminary report to the lender before any loan advances are issued to the borrower.
- Review construction contracts and other forms of commitments to minimize any risks of completion of the project.
- Confirm the processing of payment certification under construction contracts complies with the Provincial Lien Act.
- Ensure adequate information is available to support decision-making.
- Review all material financial project documentation implications.
- **Visit construction sites with the Consultant. **You will assist with the review of the contractor and subcontractor progress claims.

**You will have**:

- **The education. **You have a Bachelor's Degree in Construction Management, Quantity Surveying, Civil/Structural Engineering, Building Science or a related field, and you may have previous experience in a similar role.
- **The knowledge. **You have a basic understanding of:

- Construction methodology.
- Construction schedules.
- The construction industry, including development, contracting and consulting sectors.
- Provincial Lien Act.
- Standard contract conditions - CCDC.
- Site safety issues and basics of fall protection.
- **The technical skills. **You can prepare and review technical reports and summarize. You are comfortable with Excel, PowerPoint, and AutoCAD, and can come up to speed with industry-specific tools.
- **The interpersonal skills. **You have flexible and effective written and verbal communication skills. You are a collaborative team member who can build strong relationships both internally across the organization as well as externally with customers.
