**Position Overview**

The Mechanical Attendant will be responsible for the operation and mechanical equipment including air conditioning & heating control equipment. Resourceful, punctual, honest and able to work alone and/or as part of a team with or without supervision, meet the needs of the administration and tenants, report his or her activities on a weekly basis, follow up on work done, maintain project files and manage contractors if need be.

Sound knowledge of mechanical equipment (mechanically inclined)
Sound knowledge of air conditioning and heating control equipment
Sound knowledge of plumbing (aside from construction)

**Responsibilities**
- Change belts and pulleys on electric motors, fans and others
- Install and maintain filtration systems
- Clean coils
- Make different adjustments on electric and pneumatic control systems
- Use different computerized control systems.
- Constantly follow up on the mechanical equipment.
- Background in preventative maintenance.
- Analyze for water treatment and adjust chemical products accordingly
- Answer service calls for temperature checks and adjustments
- Keep all the mechanical equipment clean together with their machine rooms
- On call rotation-emergency basis (pager duties about once a month)
- Make minor repairs to the mechanical and pneumatic equipment

- Prepare weekly reports-summarize work that transpired during the week.
- Keep a log book of the equipment by registering all repairs made and/or to be made and daily data readings.

**Qualifications and Experience**
- Stationary engineer Operator License
- Class 4 (Heating) and Class B (Refrigeration)
- Previous HVAC experience required
- Ability to work in a corporate environment.
