Position Overview

The Maintenance Handyman is responsible for executing maintenance repairs, unit turnovers, and general building upkeep across a managed property portfolio. This role requires a hands-on professional with strong trade skills, sound judgment in diagnosing issues, and the ability to complete work efficiently, safely, and to a high standard of workmanship.

Key Responsibilities
- Perform unit turnover work, including patching, painting, fixture replacements, trim work, and general refresh activities.
- Complete interior and exterior maintenance repairs as assigned across residential properties.
- Conduct drywall repair (taping, mudding, sanding, texture blending, patching).
- Perform carpentry tasks including trim installation, framing repairs, doors, baseboards, cabinets, and minor structural corrections.
- Execute general repairs such as flooring repairs, minor plumbing fixes, caulking, hardware replacements, and minor electrical fixture work (within permitted scope).
- Diagnose maintenance issues, identify root causes, and recommend practical repair solutions.
- Maintain clean and organized work areas and ensure job sites are left in tenant-ready condition.
- Track materials, document work performed, and submit detailed job reports and photos.
- Communicate professionally with property managers, tenants, and vendors.
- Adhere to safety practices, property standards, and company quality expectations.
- Support preventative maintenance programs as required.

Required Skills & Competencies
- Strong proficiency in:

- Painting and surface finishing
- Drywall repair and restoration
- Carpentry and interior finishing
- General repair and maintenance
- Ability to assess repair scope and plan efficient execution.
- Strong attention to detail and pride in workmanship.
- Professional communication and customer-service orientation.
- Ability to work independently with mínimal supervision.
- Time-management skills with the ability to manage multiple work orders.
- Reliability, accountability, and job-site professionalism.

Qualifications & Experience
- 5+ years experience in maintenance, renovations, construction, or trades work (property management environment preferred).
- Demonstrated experience performing unit turnovers and suite refresh projects.
- Working knowledge of building components, materials, and repair methods.
- Understanding of basic building safety and compliance standards.

Tools, Equipment, and Transportation Requirements

This role requires:

- A reliable, insured work truck suitable for transporting materials and tools.
- A full set of professional-grade hand and power tools appropriate to the trade.
- Smartphone for receiving work orders, submitting photos, and completing job documentation.

Additional Requirements
- Valid driver’s license and clean driving record.
- Ability to lift and carry materials and equipment as required for site work.
- Willingness to complete background or reference checks, where applicable.

Hours of Work: M-F, 9-5

Probationary Period: 3 months
