Maintenance Technician

**G.H. Capital Corporation is looking for a skilled, hard working, Maintenance Technician to join our dynamic on-site team.**

**Our Expectations**

The Maintenance Technician is responsible for all facets of maintaining and ensuring a clean, safe, and friendly environment for residents.

The Maintenance Team are responsible for the day-to-day operation of the building.

As a part of that team, you would be responsible for identifying and resolving all current and upcoming issues concerning the building and its property.

**Your New Role**
- Respond to tenant concerns in a timely manner and assist in solving problems as required
- Record all service performed using company forms. Perform services such as: toilet repair, taps repair, receptacle replacement, etc.
- Always conduct yourself professionally and appropriately and present an acceptable appearance while on site performing the duties of the position
- Coordinate and supervise delivery of services to tenants
- Respond to emergencies
- Good understanding of the building operations including but not limited to mechanical, electrical, plumbing, life safety, etc. and ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes & regulations
- Conduct inspections and complete minor repairs as necessary, on all site mechanical, electrical, and plumbing systems and related equipment including but not limited to domestic hot water and heating boilers, heat pumps, roof top units, etc., on daily/weekly basis and complete appropriate record logs in order to ensure equipment is maintained in good working order
- Complete minor maintenance and repairs as required; including, but not limited to, belt & filter replacement, fixture replacement, housekeeping of common areas, washroom, and plumbing repair work, etc.
- Conduct regular interior, exterior and roof inspections of properties for damage and perform or arrange repairs
- Ensures signage and lighting are in good working condition
- Complete any other duties as requested or required by the organization's Standard Operating Procedures
- Maintain cleanliness and service of all common areas and mechanical rooms
- Perform and complete all assigned duties & responsibilities with minimum supervision as per agreed schedules
- All work must follow the Residential Tenancy Act and The City of Toronto By-Laws for Multi-Residential High-Rise Apartments

- Minimum 2 years hand on experience in general maintenance, or in a multi-residential, commercial, retail or industrial environment
- Minimum 2 years hands on experience with HVAC, Plumbing, Electrical, Carpentry, Fire Alarm, and other related equipment and systems
- An assertive self-starter personality with the ability to work independently under mínimal supervision
- Great time management skills and ability to prioritize work in order to deliver successful results within agreed upon time frames
- Good oral/written communication and customer service skills
- Collaborative worker and effective member of a team
- Willingness to work overtime and respond to emergencies
- Grade 12 or equivalent

**What You Can Expect from Us**
- Salary is based on qualifications and experience and total compensation typically ranges from $24,000 - $28,000 per year
