The Builder Sales Pricing Specialist is responsible for the coordination, analysis and execution of pricing functions within Multi Family, Single Family Track Builds, Apartment Replacement, and Special Priced Retail Sales. The primary focus of this role will be to design and implement documented and scalable pricing processes. Working directly with the MF Sales Manager, Business Development Manager and key interdepartmental stakeholders from Finance and Purchasing, the Pricing Specialist’s function is to develop and manage best practices, drive profit initiatives, monitor pricing workflow and provide accurate analysis for key decision-making. This will improve efficiencies, drive profitability, and elevate the overall internal and external customer experience & supplier management.

**General Operations**:

- Work with Purchasing to develop, document and monitor ongoing pricing management procedures to drive profitability.
- Coordinate Supplier Pricing programs and changes with Builder KAMs & Managers.
- Create clear instructions to guide the Builder Sales division through timely execution of pricing terms and conditions.
- Track, analyze and report on information pertaining to quotes (inbound & outbound), price increases, delivery rates, validation dates, and escalators.
- Create SOPs to drive efficiencies, reduce redundancies and lower operating costs related to the sales division pricing practices.
- Ensure collaboration between Sales, logistics, finance, Techworks, Purchasing profit driving initiatives.
- Responsible for monitoring and executing all Project Price increases with the Sales team, ensuring the system and contacts are updated accordingly.
- Ownership of the Multifamily Project Pricing Folder.
- Ownership of the Project Verification Form changes after the 1st approval is complete by the MF Sales Manager.
- Responsible to notify Contract Manager on any pricing changes made to projects that will need to be updated in the Contracts, PO’s, Supply Agreement and/or LOI.
- Monitor all quote review action items, find opportunities to drive profitability
- Create and implement a sustainable process for Special pricing sales across all business units; Builder & Retail.
- Join the Business Development Manager in quarterly Supplier meetings to review Pricing policies & terms to ensure the guidelines for the team are always up to date

**Staffing/Training**:

- Train all new PCs and KAMs on pricing practices
- Meet with KAMs for quarterly quote review preparation
- Train all new Purchasing Agents on Special pricing practices
- Control Apartment Replacement Division price lists
- Engage in the annual performance review process providing feedback and coaching.
- Backup for ADP approvals where required.

**Required Skills**:

- Minimum five years’ experience in a role with the profit management as a core function
- Minimum two years’ experience in a professional sales environment
- Post-Secondary degree/diploma, numerical focus
- Ability to prioritize time and manage multiple short-term and long-term projects simultaneously
- Ability to develop timelines, execute duties and clearly present ideas
- Excellent attention to detail, highly organized and self-motivated
- Ability to work alone as well as in a team environment
- Strong understanding of Trails internal systems
- Working knowledge of Microsoft Office
