**Job Overview**
Reporting to the Director, as the **Design Lead **you are responsible to oversee and support the executions of StreetSide’s Design Program. You provide design expertise and manage the interior and exterior selections of new homes, as well as interior selection appointments with clients and act as the main liaison for the builder with any designQ related inquiries or concerns.
Your day-to-day responsibilities will include:
- Planning cohesive site designs starting from land development through to completion of homes.
- Developing interior and exterior product selections through the builders colour boards and Option Book offerings.
- Designing and staging common property areas on condo sites.
- Working alongside the Drafting Manager for architectural submissions and elevation designs.
- Partnering to create new floor plan designs and ensuring we remain innovative and diverse in our floor plan designs.
- Merchandising the builders design center and retail sales centre to ensure product offerings are show cased effectively & are up to date.
- Liaising with Marketing and Sales on the creation of marketing materials, brochures and sales items in relation to design offerings.
- Developing and updating builder specifications in coordination with Senior Management.
- Staying current on design trends and product knowledge to ensure selections align with customer preferences, lifestyles and budgets.
- Creating relationships with suppliers, trades and other stakeholders to ensure we are constantly procuring the best and newest products on the market.
- Conducting interior selection appointments and facilitating client signoffs within builder timelines. Reviewing client selections and associated documents throughout the appointment for completeness and accuracy. Delivering an exceptional customer experience during the design centre consultation, providing guidance to homeowners in selecting their interior/exterior finishing.
- Liaising with Estimating team for custom price requests and communicating with clients accordingly.
- Supporting the selection of interior/exterior products for staged spec(s) alongside committee members and presenting to internal stakeholders.
- Coordinating with show home team for show home selections and custom requests.

**Essential Requirements**
- Diploma in related field of study, or equivalent experience required.
- Minimum 2 years of experience.
- Valid driver’s licence and access to a reliable vehicle.
- Satisfactory verification of criminal record check.
- Comfortable using office equipment and Microsoft Office programs (Outlook, Word, Excel, Teams, SharePoint and PowerPoint).
- Proficient in Microsoft Office programs (Outlook, Word, Excel, Teams, SharePoint and PowerPoint) and 3D drawing software, such as Sketch Up
**Preferred Qualifications**
- Experience in 3D drawing software, such as Sketch Up, preferred.
- Experience in residential construction is an asset.

**Work Conditions**
You primarily works in an office setting during regular business hours. Regular travel to different work sites will be required. Overtime may occasionally be required.
