Position Summary The Junior Building Operator assists in the operation, maintenance, and monitoring of commercial or industrial building systems in compliance with Alberta building codes, OH&S legislation, and environmental regulations. Under supervision, this role supports the Senior Building Operator in ensuring buildings operate safely, efficiently, and reliably while gaining technical skills and certifications relevant to Alberta operations.

Key Responsibilities
Building Systems Operations
- Monitor and operate building systems including HVAC, boilers, chillers, pumps, plumbing, and electrical equipment
- Assist in start-up, shutdown, and adjustment of equipment according to Alberta codes and manufacturer guidelines
- Perform routine inspections of mechanical and electrical systems to identify issues or inefficiencies
- Report system malfunctions or potential safety hazards promptly Maintenance & Repairs
- Perform preventive maintenance tasks under supervision, such as filter changes, lubrication, and minor equipment adjustments
- Assist with minor repairs or replacements of building equipment
- Coordinate with licensed contractors or service providers for work requiring certified trades (e.g., electricians, plumbers)
- Maintain tools, equipment, and work areas in a safe and organized manner Safety, Compliance & Certifications
- Follow all Alberta Occupational Health & Safety (OH&S) regulations, company safety policies, and confined space procedures
- Assist with safety inspections, hazard assessments, and incident reporting
- Ensure compliance with provincial building codes, fire codes, and environmental regulations
- Work towards obtaining or maintaining certifications, including:
- 5th Class Power Engineer’s Certification:
- WHMIS (Workplace Hazardous Materials Information System)
- Confined Space Entry training
- Fall Protection / Working at Heights:
- Other trade-specific tickets as required Documentation & Reporting
- Maintain accurate logs of inspections, maintenance, and system operation
- Assist in tracking equipment performance, deficiencies, and repair requests
- Support inventory tracking of spare parts and supplies Customer Service & Team Support
- Respond to tenant or staff requests related to building systems
- Communicate effectively with internal teams, contractors, and service providers
- Support Senior Operators in project coordination, renovations, or special maintenance tasks Qualifications & Experience Education
- High school diploma or equivalent
- Post-secondary courses in Building Systems Technology, Mechanical Engineering Technology, or related field are an asset Experience
- Entry-level experience in building operations, maintenance, or mechanical systems is preferred
- On-the-job training is provided; willingness to obtain Alberta-specific certifications is required Skills & Competencies
- Basic knowledge of HVAC, electrical, plumbing, and mechanical systems
- Strong attention to detail, safety awareness, and problem-solving skills
- Ability to follow instructions and standard operating procedures
- Good communication and teamwork skills
