**The Career.**
Reporting to the Vice President, Real Estate Acquisitions and Development, this position will assist with the execution of land development strategies for new seniors’ housing communities from acquisition through to construction. You will work on all projects under development, as well as new opportunities under analysis, in a collaborative environment both internally and with external professionals, such as architects, planners, engineers, and various other consultants. The Coordinator, Land Development & Planning will play a critical role in administration and coordination of systems and processes which will enable the company to achieve both its long-term real estate strategy, as well as brand growth. The focus of the role will be on the administrative and organizational processes of the planning and development function, to advance projects efficiently through the planning stages and into construction, with the goal of supporting VVA’s strategic plan.
**Key Responsibilities**:
**_ Acquisition: _**
- Support the VP Real Estate, Acquisitions and Development in securing new opportunities for VVA
- Support due diligence program towards acquisition decisions: helping to identify and mitigate constraints, tracking issues and budget items, maintaining sequence and schedule
- Research municipal planning documents, such as Official Plans, Zoning Bylaws, DC Bylaws, Community Improvement Plans, identifying potential impacts
- Assist with reports and presentations to various stakeholders
**_ Development Approvals:_**
- Assist with planning submissions and public meetings
- Organize comments, track responses, work internally to gather input towards resolving issues
- Maintain Development schedule for each project, and track issues to each milestone, ensuring timelines are met
**_ Design Development (Planning Stage):_**
- Setting and maintaining the schedule for internal plan review
- Gathering, compiling and tracking feedback on conceptual plans to ensure thorough integration of directives and ideas into final layouts
**_ Pre-Construction:_**
- Track and help to clear all municipal approval conditions precedent to permits and construction
- Ensure all planning outcomes and implications are captured, sequenced and tracked
- Liaise with the Construction department to facilitate smooth, thorough transfer of information from Development to Construction
**Qualifications**:
- Post secondary education required, with a Degree/Diploma in Urban Planning or related discipline an asset, or equivalent experience
- Knowledge of land use planning framework, municipal policy and processes
- 1-3 years relevant experience
- Excellent organization skills and attention to detail
- Excellent written and oral communication skills
- Strong research and analytical skills
- A strategic thinker and a problem-solver, good with numbers
- Works well under pressure and able to manage competing priorities
- A team-player, but also able to work independently, and effectively in a virtual environment
- Proficient in Microsoft Office suite (Word, Excel, Outlook, PowerPoint), Microsoft Teams
