**Regional Manager - ONTARIO, CANADA Job Summary**

SmartStop® Self Storage is looking for an experienced, enthusiastic individual to join our talented group as a Regional Manager for our Canadian portfolio. As Regional Manager, you are responsible to support and execute the Company’s strategies related to oversight and management of operations by implementing policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives. Regional Managers also provide leadership and direction to District Managers by using data-based feedback, coaching and best practices to drive performance to extraordinary levels. Furthermore, all duties and responsibilities related to managing, operating and maintaining the self-storage stores must be conducted in strict compliance with the Company’s policies and procedures. This position will report to the SVP of Operations.

**Essential Job Functions and Responsibilities**
- Hire, on-board, train and develop high-quality District Managers who fit the SmartStop culture, ensuring that they are performing defined duties effectively.
- Develop and implement strategies to improve operational efficiency, increase revenue, and reduce costs.
- Ensure districts are staffed appropriately by working with District Managers to drive staffing.
- Regularly evaluate site staff to ensure that Team Members are meeting appearance, customer engagement, company policies and performance expectations.
- Regularly review KPIs for region and identify opportunity areas - work with District Managers to address concerns and create plans to remedy.
- Have a solid understanding of budgeting and expense management to drive performance.
- Identify and correct or mitigate risks to SmartStop from asset hazards, non-compliance with legal processes, complex employee issues and significant market changes.
- Give effective and constructive feedback to corporate functions on effectiveness of programs, new risks in the market, and deficiencies with business.
- Support continued growth of properties from an operational perspective including acquisitions, developments or conversion properties.
- Support annual capital expenditure plan by supervising coordination between District Managers and the capex team and ensuring that execution of plans are evenly paced throughout the year without business interruption.
- Ensure assets maintain brand quality and curb appeal - work with capex managers and corporate to address site issues quickly and efficiently.
- Regularly host District Manager meetings to review region performance, deliver ongoing District Manager training, and provide motivation for District Managers and field employees.
- Establish bench strength for both district and store levels - work with District Managers to complete at store level.
- Support succession planning by identifying and developing high potential District Managers.
- Other ad-hoc analyses and research, as needed

**QUALIFICATIONS**
- Bachelor's degree and/or five years of Regional Manager experience in the self-storage industry (preferred), or the restaurant or retail industry.
- Proven ability to manage and analyze expenses and budgets.
- Experience using self-storage software.
- Strong skills in MS Excel, Outlook, Word.
- Ability to travel by automobile and airplane up to 75 percent of work time.
- Ability to manage competing demands and resolve issues.
- Excellent verbal and written communication skills.
- Comfort and ability to work well under pressure and shift between projects quickly.
