Site Superintendent

The Site Superintendent is a key leadership role responsible for overseeing and managing all aspects of residential construction projects from initiation to completion. This role involves coordinating and supervising construction activities, ensuring that projects are completed on time, within budget, and to the highest quality standards. The Site Superintendent will work closely with project managers, subcontractors, suppliers, and other stakeholders to maintain a safe, efficient, and productive work environment.

**Responsibilities**:

- The effective implementation of the company Health and Safety Program. The responsibilities of all parties are outlined in the Program and the manual should be reviewed in conjunction with this section.
- Administer the company Health and Safety Program as outlined in the Safety Manual.
- To direct and manage the site forces required to construct the project in accordance with the contracts, plans and specifications.
- To expedite the work and maintain the overall project schedule.
- To ensure that the work meets or exceeds the level of quality established by ITC Standard Procedures for Quality Control.
- To control costs using ITC Standard Purchasing Procedure.
- The execution of the work in accordance with Contract documents, sub-contracts/contracts, plans, specifications and shop drawings including coordination and execution of changes to the work.
- The effective management, coordination, control and motivation of the Trade Contractors involved in the project to complete the work in an efficient and professional manner.
- The effective management, coordination, control and motivation of assistants, hourly employees, tools and equipment to utilize these resources in the most efficient and economical manner.
- Implementation of the organizational systems and controls outlined in ITC Systems and to bring a professional approach to the construction site administration.
- Complete site planning and organize the site in accordance with ITC procedures.
- Review drawings for dimensional errors.
- Review drawings for construction detailing, constructability, economy and long-term durability. Deficiencies, errors, and concerns should be discussed with the Project Manager and then brought to the attention of the Consultants.
- Review the budget and the underlying estimate to understand what assumptions were made and what conditions have been set.
- Work in conjunction with the Project Manager to establish the Master Schedule.
- Review the trade contracts scopes of work and advise the Project Manager in writing of any discrepancies between the contract scopes of work and the project requirements.
- Establish and chair regularly scheduled trade meetings on site.
- Attending site meetings with the Owner, Consultants and Project Manager.
- Review and approve shop drawings. Review and approve time sheets for hourly employees.
- Purchase materials and tools as required following proper procedures.
- Ensure the work is carried out in an organized and efficient manner.
- Inspect the work on a continuing and regular basis to ensure compliance with the drawings, specifications and good building practice.
- Arrange for timely third-party inspections of the work as established at pre-construction meetings
- Maintain the office and site in an organized condition in accordance with the Planning Phase of ITC Systems.
- Expedite the work by coordinating all trade activities and material suppliers as set by the Master Schedule.
- Coordinate all utility connections and inspections. Coordinate the final occupancy requirements.
- Monitor project cost control in conjunction with the budget and provide the required quantity updates for use in Cost and Labour Reports in accordance with ITC Standard Procedures.
- Expedite the work in accordance with the Standard Procedure for Production Schedules.
- Establish, track and monitor Trade progress during the Finishing Phase of the project using the ITC Linear Tracking system. Establish and maintain a rentals log.

**Knowledge, Skills, and Abilities**:

- Understanding of the ITC Brand and Value Proposition.
- Ability to perform quantity takeoffs and knowledge of unit productivity data.
- Good negotiation skills. Ability to communicate, liaise and work in conjunction with Owners, Trades and Consultants.
- Good working knowledge of Trade and Owner Contracts (CCDC Contracts and ITC Subcontract Agreements)
- Ability to carry out standard procedure for ITC Planning in conjunction with Project Manager.
- Possess adequate Technical Skill, Plan Reading ability and good Structural Visualization ability.
- Ability to prepare ITC Superintendent drawings for foundations, parkade slabs, and typical slabs.
- Ability to carry out standard procedure for ITC Scheduling in conjunction with Project Manager.
- Ability to manage ITC Procurement System including the administration and processing of Shop Drawings and Submittals.
