**THE OPPORTUNITY | RESIDENTIAL BUILDING MANAGER**
We are seeking a highly organized and responsible individual to fill the position of Resident Manager for our residential & commercial rental/leasing properties in Esquimalt BC. The Resident Manager will be responsible for overseeing the day-to-day operations of the property, ensuring the safety and well-being of residents, and maintaining a high standard of cleanliness and maintenance. This role requires excellent communication skills, strong problem-solving abilities, and a commitment to providing exceptional customer service to our residents.
**RESPONSIBILITIES**:
1. **Property Operations**:
- Conduct regular inspections of the property to identify any maintenance or safety issues.
- Coordinate repairs and maintenance tasks with appropriate vendors or contractors.
- Ensure the cleanliness and appearance of common areas, including lobbies, hallways, and recreational facilities.
- Monitor and respond to tenant inquiries, concerns, and complaints in a timely and professional manner.
- Enforce property rules and regulations to maintain a safe and harmonious living environment.
- Maintain accurate records of property-related activities, including maintenance requests, incident reports, and tenant communications.
- Ensure janitorial and waste management services are consistently delivered and meet quality standards.
- Maintain curb appeal and cleanliness of all common areas, including lobbies, hallways, washrooms, and retail frontage.
**2. Tenant Relations**:
- Build positive relationships with tenants, both commercial and residential, addressing their needs and concerns promptly and courteously.
- Assist with tenant screening and lease agreements, ensuring compliance with rental policies and regulations.
- Coordinate move-in and move-out processes, conducting inspections and handling security deposits.
- Facilitate communication between tenants and property management regarding repairs, improvements, or policy updates.
**3. Financial Management**:
- Collect rent payments from tenants and monies owed to the landlord by commercial tenants.
- Assist the Property Manager by monitoring and track rental arrears, following up with tenants to ensure prompt payment.
- Review and approve vendor invoices and track expenditures against the budget.
- Maintain up-to-date records of tenant leases, service contracts, insurance certificates, and building permits.
**4. Health and Safety**:
- Conduct regular inspections to identify and address potential safety hazards.
- Ensure compliance with health and safety regulations, including building codes and bylaws.
- Monitor security systems (e.g., CCTV, access control) and coordinate response to incidents
- Ensure that Material Safety Data Sheets (MSDS) are maintained for all relevant cleaning and maintenance products.
**5. Building Improvements**
- Assist ownership or asset management in planning and executing capital upgrades (roofing, HVAC replacements, lobby renovations).
- Track progress and budgets for major renovations and report regularly to stakeholders.
**Qualifications**:
- Previous experience as a Resident Manager or in a similar role is preferred.
- Strong organizational skills and attention to detail.
- Excellent communication and interpersonal abilities.
- Knowledge of residential tenancy laws and regulations in British Columbia.
- Ability to handle multiple tasks and prioritize responsibilities effectively.
- Basic knowledge of building maintenance and repairs.
- Availability to respond to emergency situations outside of regular business hours.
**Salary $55,000 per year**
Pay: $55,000.00 per year
