**REFERENCE NUMBER: 05-23 LOCATION: HEAD OFFICE, RICHMOND HILL, ON**
**POSITION OVERVIEW**:
The Project Manager is responsible for the oversight, execution, and profitability, of construction projects. This individual is responsible for maintaining contact with current customers, and subcontractors in a tactful, sensitive, and professional manner. This position is required to travel to job sites throughout Ontario. This individual has strong organizational skills, clear communication, and can work effectively and efficiently under pressure to provide solutions in a short period of time. This individual will have strong multitasking abilities in order to successful execute projects simultaneously.

**ESSENTIAL DUTIES AND RESPONSIBILITIES**:
Ø Liaise with internal and external stakeholders, including but not limited to: property managers, leasing, contractors, consultants, designers, architects, municipalities, and tenants on various projects.
Ø Review, negotiate and execute contracts.
Ø Work with Manpower to ensure proper staffing is available for the start of all projects
Ø Manage all aspects of project documentation including submittals, RFIs and project meeting minutes;
Ø Supervise and direct overall project activities as assigned by the Director including planning and coordinating, circumventing/resolving problem areas, ensuring all company/project policies, procedures and standards are maintained, etc.;
Ø Maintain all change order, submittal, and document (drawing) control logs. Prepare required logs and other project documentation for construction meetings;
Ø Responsible for contract submittals that they are accurate and submitted on time;
Ø Responsible for putting together and issuing the Subcontractors contracts;
Ø Responsible for the assembly and timely delivery of the Owner and Maintenance Manuals;
Ø Interacts with Subcontractors to make certain that we have obtained the correct documentation and drawing for the Owner and Maintenance Manuals;
Ø Responsible for keeping the Warranty Log up to date;
Ø Represent company/project in meetings with client, subcontractors, etc.;
Ø Cooperate with and technically assist field personnel assigned to area of responsibility;
Ø Monitor other contractors’ activities and progress;
Ø Responsible for putting together the Job Information Sheets and establishing Job Files;
Ø Scans and makes copies of plans;
Ø Assume total project supervision responsibilities in Project Manager's absence;
Ø Price change orders;
Ø Completes project reports and documentation as well as works with payroll on the administration of checks;
Ø The duties and responsibilities are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing and other duties will be assigned based on the positions role within the business unit.
**EXPERIENCE, SKILLS & KNOWLEDGE**:
Ø Tactful and professional demeanor. Ability to interact effectively with managers, employees, vendors, customers, and others;
Ø Ability to identify and meet customers’ expectations and requirements;
Ø Must be a self-starter and a problem solver;
Ø Must be capable of managing multiple tasks under time constraints and working effectively as a team player in a professional office environment;
Ø Accubid knowledge is required
Ø Knowledgeable about the provincial building code, electrical code, communication structured cabling standards, TIA, ANSI, IEEE, ISO, communication cabling testing (fiber/copper).
Ø Knowledgeable about CSA, ULC, IES and NFPA standards.
Ø Strong administration and organizational skills.
Ø Excellent communication and interpersonal skills.
Ø Proficient in using a computer and Microsoft Office (Outlook, Word, Excel, etc.);
Ø Ability to interface with all levels of staff in a professional manner.
Ø 5+ years of experience in communications cabling/systems is an asset.
Ø To assist tenant department and other teams that have ongoing communications cabling projects and provide support.
**TRAVEL**:
Ø 50-80 % travel is required for this position.
**WORKING CONDITIONS**:
Ø On site conditions: Walking or on your feet for long periods of time, high levels of noise, weather and temperature can vary depending on season, mainly outdoors.
