Maintenance Manager - Full Time SOUTHLAKE RESIDENTIAL CARE VILLAGE

DUTIES AND RESPONSIBILITIES

1. Facilitates the planning and implementation of Environmental Services to accomplish annual goals and objectives consistent with the vision of Southlake Village.

2. Oversees and assists in development of policies and procedures to ensure that the department functions in accordance with Federal and Provincial Regulations and Professional Standards governing the operation of a Long Term Care Environmental Services.

3. Ensures the maintenance of records as required by law, Accreditation for Long-term Care facilities and oversees all phases of Housekeeping, Laundry and Maintenance in accordance with department standards.

4. Facilitates duties concerned with maintenance of grounds, parking lots, driveways, including landscaping, clean up, snow removal, etc.

5. Facilitates maintenance duties such as electrical and plumbing, breakdowns; painting walls, ceilings, carpentry (including furniture refinishing and repair), mechanics (including equipment and mechanical systems), heating, cooling, and water systems except those services performed under service contract.

6. Ensures that all records are up to date regarding Maintenance Activities.

7. Ensure the cleaning agents and housekeeping products meet safety standards and are effective products.

8. Conducts ongoing quality inspections and reports.

9. Ensures appropriate processes and controls are in place at the floor level to efficiently manage resources (staff and supplies).

10. Interaction with facility wide staff and management to ensure Environmental Service that provides a quality service.

11. Provides orientation to new staff and on going training for Environmental staff (HMIS, Fire Training, Code Training, etc.).

12. Ensures staff scheduling, work assignments, payroll functions and attendance management are carried out.

13. Operate within the guidelines as determined by the CUPE Collective Agreement.

14. Offers support regarding various union issues when requested.

15. Collects/submits workload statistics as required.

16. Monitors and approves purchases associated within the designated portion of the budgets assigned, including supplies, facility wide maintenance, outside contractors.

17. Elicit pricing from contracting services for various minor projects and develop cost analysis for these projects.

18. Participates in facility contracts (pest control, waste removal, recycling, confidential shredding, linen, window cleaning, security services, window coverings, cleaning products/equipment, fire alarm services, etc.

19. Assists in the development of the annual budget and monitors operations in relation to staffing, supplies, linen, maintenance contracts and capital equipment.

20. Responds to all requests from customers both internal and external. 21. Coordinating equipment and furnishing repairs. 22. Preparing requisitions, ordering supplies, arranging services specific to Southlake Village.

23. Ensuring the safe disposal and proper use of cleaning agents.

24. Maintaining liaison with regulatory bodies and awareness of regulations impacting on environmental cleaning.

25. Responds to all requests/complaints.

26. Maintains necessary statistics and reports.

27. Performs other duties as assigned by the Executive Director. PHYSICAL/MENTAL DEMANDS Some Physical demands (light lifting)

Some call in Climbing Ability to be available without notice for various situations;
Off hours to include vacation, weekends, evenings, nights, etc. on a regular basis WORK ENVIRONMENT Work is performed both in office environment and facility.

There is some hands on maintenance work that may occur Equipment utilized: computer, fire alarm systems, etc. JOB REQUIREMENTS Education: Executive Housekeeping Diploma OHA preferred Graduate from a Community College or University with a related degree preferred Experience:
Minimum 5 years combined recent Residential Care/Long Term Care Home and 3 years Management experience preferred Professional Affiliations/Memberships:
CAHA Canadian Administrative Housekeepers Association CESO ECRI
