**Job Title: Financial Development Associate**

**Reports To**:Senior Vice President, Development

**Department**: Residential

**Position Summary**

Provide financial analysis and update proformas, schedules, cashflows, and budgets for development projects including residential, industrial, and other asset classes. Coordinate with internal teams such as Accounting, Construction, Planning, Leasing, Sales, Finance, and Property Management on various projects.

**Responsibilities**:
The specific duties and responsibilities for this position include but are not limited to the following:

- Prepare regular updates of proformas, cashflows, and budgets to meet business and reporting requirements;
- Review construction budgets at different stages of development and provide detailed reconciliation of costs;
- Liaise with co-workers in planning, leasing, construction, engineering, legal, accounting, and property management on their respective projects;
- Perform financial analysis as required for acquisitions/dispositions, development, and leasing;
- Prepare financing packages and coordinate with lenders and monitors;
- Research and stay up to date on real estate and financial market conditions to assist with the development of appropriate strategies for the projects;
- Support Sales team by providing market research and analytics related to pricing and potential strategies;
- Investigate and support new business lines such as energy, submetering, and industrial.

**Required Skills/Experience**:

- Minimum four years of professional work experience in related field;
- Advanced financial and analytical skills as applied to valuation/development models and sensitivity analysis;
- Independent, excellent business judgment, and numerical skills;
- Detail-oriented and responsible with a proven track record of accountability and follow-through;
- Knowledge of finance and accounting as applied to real estate development and project financing;
- Excellent organization and time management skills in dealing with changing priorities;
- Excellent oral and written communication skills with the ability to effectively communicate across all levels within as well as outside the organization;
- Strong work ethic and sense of urgency in meeting deadlines;
- Knowledge of Argus Developer and other real estate software is an asset;
- Excellent computer skills, including advanced Excel and familiarity with Word and PowerPoint.

**Academic/Professional Requirements**:

- Four-year Bachelor’s Degree in business, finance, accounting, or real estate;
- Any related professional designations such as CFA, CPA, MBA would be considered an asset.
