**Position Summary**:
The role of Property Maintenance Technician is responsible for the delivery of general maintenance and repair activities performed by Heron Management for its client properties. Reporting to the President and under the direction of the Senior Technician, this role is accountable for a broad variety of maintenance activities, including basic carpentry, minor repairs, the liaison with vendor, supplier, contractor services. In addition to the timely and effective implementation of maintenance services, this role also encompasses key tenant and client communications in the performance of all maintenance services.
**1. Duties**:
- **A. General Maintenance**_
- Perform scheduled, preventive, routine, and emergency maintenance as directed and records activities utilizing maintenance management system;
- Complete maintenance repairs on a timely basis to ensure tenant satisfaction and safety following priority guidelines;
- Take photos of deficiencies and finished work as required for documenting maintenance repairs and damage using maintenance management system;
- Maintain and manage inventory of supplies, materials and equipment;
- Ensure all tools and equipment are maintained and serviced regularly;
- Conduct routine inspections of all premises and equipment maintaining records in the maintenance management system;
- Emergency response and on-call duty, as required;
- Other related duties as required.
- **B. Administration**_
- Ensure maintenance records, files, and documentation are maintained accurately and timely and in accordance with established procedures utilizing property and maintenance management system;
- **C. Customer Service and Communications**_
- Uphold Heron Management values serving as a brand ambassador and focusing upon tenant and owner service;
- Present in clean and professional work attire, wearing when required company attire/uniform;
- Deliver timely and accurate communications to tenants regarding all maintenance activities including but not limited to “Notice of Entry”, service interruption, scheduled maintenance/repairs and/or urgent/important notifications regarding health or safety issues.
- Professionally and courteously handle all inquiries, feedback, complaints, or concerns;
- Interact with tenants/owners in a diplomatic manner; and
- Foster and develop a customer service culture amongst all staff.
- **D. Health & Safety**_
- Ensure compliance with all legislation, including but not limited to: The Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act;
- Ensure all areas are free of hazards and where not able to resolve, ensure the supervisor is informed for immediate resolution.
**2. Working Conditions**:
a) The workplace is varied, administrative tasks are carried out in a typical small office environment with frequent exposure to conversational noise and a regular flow of people around the office. General maintenance activities are delivered in a number of residential apartment units or associated common or utility areas. Other general repair or carpentry may be performed in a small workshop setting. Occasionally, work settings may involve disagreeable of unpleasant sights and smells.
b) Work weeks are 5 days, Monday to Friday 8:00 a.m. to 4:30 p.m.
c) After hours and weekend emergency on-call work will be required.
d) Some work processes are standardized but frequently the incumbent may need to problem-solve and consider alternative options to effect repairs. Frequent changes to priorities are common to this role.
**3. Employment Requirements**:
a) 2 years of experience in property maintenance or equivalent
b) Class G Drivers licence with clean driving record
c) Ontario Secondary School Diploma
d) Punctual, meticulous and reliable
e) Customer service oriented, courteous manner
f) Proven basic carpentry and repair skills
g) Must be able to lift at least 25 kilograms
h) Valid CPIC Vulnerable Sector Check (to be completed at time of hire)
i) Ability to communicate with co-workers and supervisors effectively and professionally, both oral and written;
j) Superior ability to develop and sustain cooperating working relationships with staff, contractors, the public, and especially tenants;
