Responsible for leading and managing a maintenance team and external contractors in the performance of their duties in the most efficient and cost effect manner. As the team leader the Property manager will be responsible to coordinate the efforts of goals of a fast growing property management company. The Property Manager, will provide a wide range of operational and technical tasks by providing direction for maintenance and management of over 500+ residential units. The Property Manager will ensure that the properties are being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. The Property Manager will complete all daily operations and report on all incidents and maintain effective and efficient operations while maintaining exceptional tenant and co-worker relations.

**Education**:

- CPM Credentials an asset
- Minimum grade 12 with some College or University preferred
- Valid G Driver’s License - in good standing (Must Have)

**Experience/Skills**
- 5+ years experience in the property management role preferred
- Experience in supervisory or management position
- Excellent customer service and communication skills
- Strong initiative and teamwork skills

**General Duties and Key Responsibilities**
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals.
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Contracts with tenants by negotiating leases and collecting security deposit.
- Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal service.

**Salary**: $58,500.00-$67,500.00 per year
