We are seeking a uniquely skilled and experienced **Construction Site Superintendent / Urban Planner** to play a pivotal role in our projects, bringing together expertise in on-site construction management and urban planning principles.

**The Opportunity**:
This is a unique opportunity to combine your extensive construction experience with your urban planning acumen. As our Construction Site Superintendent / Urban Planner, you will lead on-site construction activities, ensuring projects are delivered on time, within budget, and to the highest quality standards. Simultaneously, you will leverage your planning expertise to contribute to site planning, navigate the development approval process, and ensure our projects align with sound urban planning principles.

**Key Responsibilities**:
**Planning & Development**:

- Lead and mentor a collaborative multi-disciplinary Planning and Development team.
- Conduct thorough due diligence activities and comprehensive project feasibility evaluations.
- Act as a primary point of contact, liaising effectively with clients, external consultants, municipal authorities, and other relevant agencies throughout the approvals process.
- Proactively communicate project information, manage project timelines, and ensure smooth progression through the approval stages.

**Construction Site Management**:

- Provide strong leadership and direction to all on-site construction personnel and subcontractors.
- Oversee all day-to-day construction activities, ensuring adherence to project plans, specifications, and safety regulations.
- Develop and maintain detailed project schedules and proactively identify and mitigate potential delays.
- Manage project budgets effectively, tracking costs and ensuring projects remain within financial parameters.
- Ensure all construction activities comply with the Ontario Building Code and relevant regulations.

**Qualifications & Experience**:

- A minimum of 10 years of progressive experience in construction activities, with a proven track record of successful site management.
- A degree in Architecture or a closely related field.
- Demonstrable expertise in land use planning principles and practices.
- Strong working knowledge and practical experience with AutoCAD, Civil 3D, and Chief Architect software.
- Familiarity with and a strong understanding of the Ontario Provincial Planning Statement (PPS 2024) and its implications for development.
- Thorough understanding of the land subdivision process in Ontario, from initial concept to final registration.
- Must be a member in good standing of a recognized professional planning body in Canada or Ontario (e.g., OPPI) or be eligible for membership.
- Exceptional leadership, communication, negotiation, and problem-solving skills.
- Ability to work independently and collaboratively within a team environment.

**To Apply**:
**Preferred Skills**:

- Certifications in **First Aid/CPR** or **OSHA 30-Hour Construction Safety** (or equivalent Ontario training).
- Knowledge of project management software such as Microsoft Project, Primavera
- Proficient in using MS excel and the creations complex formulars
- Power Point presentation skills

**Soft Skills**:

- Problem-solving to address on-site challenges (e.g., weather delays, equipment breakdowns).
- Communication for clear coordination between teams, suppliers, and stakeholders.
- Time management to thrive in fast-paced, deadline-driven environments.
