Job description **We are looking for an organized and detail-oriented individual to fulfill our dual role of Real Estate & Property Manager.** **This person will support both a real estate team and property management team.** **Responsibilities**: - Maintaining properties by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs - Assists with planning renovations, contracting with landscaping and snow removal services - Maintaining building systems by contracting for maintenance services and supervising repairs. - Secures property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies. - Enforces occupancy policies and procedures. - Prepares reports by collecting, analyzing, and summarizing data and industry trends. - Negotiating and enforcing leases - Maintaining and securing premises. - Establishing rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals. - Secures tenants by working with Marketing Department to advertising vacancies and to execute other marketing initiatives - Promoting benefits of available unites - executing unit showings. - Completing tenant contracts and maintaining other administrative duties - Collecting security deposits - Accomplishes financial objectives by managing accounts receivables and payables - Assisting with the preparation of annual budgets, scheduling expenditures, and analyzing variances - Initiating corrective action when required. - Greeting clients, answering the telephone and making follow-up calls. - Preparing correspondence, scheduling meetings, and making travel arrangements. - Preparing real estate forms and documents. - Coordinating showings, assisting at open houses, and obtaining feedback. - be the company liaison for construction projects - assist with marketing as needed - manage hiring tasks such as recruiting and onboarding - manage the financial aspects of the business - Ordering supplies, assist in preparing and distributing marketing materials. - Maintaining electronic and paper filing systems. - Preparing listing materials and posting property listings. - Managing a client database - Assisting with closing processes. - Process rent payments, late payments and assist in handling any eviction issues - Interview new prospective tenants and book tours for licensed realtors - Distribute and collect leases and ensure all documents are signed - Assist Marketing Director with various marketing initiatives - Perform property inspections and maintain records - Coordinate repair and maintenance tasks and maintain records - Maintain preferred partner program - Manage budgets and accounts - Responds to emergency maintenance or safety calls during business hours **Skills and Qualifications Required**: - must be very organized - encompass socially confidence. - ability to address and resolve tenant issues and complaints, - Previous experience in the real estate industry is beneficial - High school diploma/GED. - Degree in a related field preferred. - exceptional verbal and written communication skills - proficiency in Microsoft Office 365, Word, and Excel - knowledgeable of real estate industry, including market trends, prices, and provincial housing regulations - experience with financial management software - able to work independently and as part of a team. - Strong numeracy and organizational skills. - strong critical thinking and problem-solving skills. - must have reliable vehicle to get to property sites - must be personable to deal with potential and current tenants and owners **Thank you for your interest in this position.
