On Site Resident Manager

**About us**:
McCOR Management is one of the largest privately-owned real estate development and property management companies in Canada and we are looking to add to our growing team.
**Purpose and Scope**:
We are currently seeking a full-time resident manager for one medium size multi-family apartment complex in the south end of Winnipeg, Manitoba. This is a live on-site position and is based on 37.5 hours per week including some flex evening and weekend time as needed.
To be successful you will have a positive, “can-do” attitude towards your work, and know what it means to have people relying on you. You are a friendly and organized person that wants to build important resident and team relations, and be part of the overall success of the community.
**Responsibilities**:
- Be our first point of contact for all prospective applicants and existing tenants of the property
- Collecting rent, including arrears, processing payments, and serving eviction notices as required
- Inspecting suites when tenants move in and out and processing move in/out reports
- Delivering of notices and tenant correspondence, as well as monthly renewals
- Maintain site administration forms and onsite preventative maintenance documents
- Liaise with head office regarding the needs of the building and tenants
- Daily walk-through of the building, grounds and property. Address any maintenance items as required.
- Daily inspections and cleaning of common areas including hallways, stairwells, mechanical rooms, front vestibules, and surrounding grounds.
- Light maintenance throughout the property including common area and in-suite duties. Communicate with head office when additional support is needed from outside maintenance or contractors.
- Some light snow removal work in the winter (shoveling all exits and walk ways)
- Administration of site security and key systems
- Available for 24 hour emergency on-call
**Qualifications**:
- High School Diploma or equivalent
- Proven customer service experience
- Must provide a clean criminal record check
- Previous Resident Manager experience would be considered an asset
- Strong communication skills, both oral and written
- Ability to develop and sustain cooperative working relationships; team player
- Effective time management, able to work under pressure and meet tight deadlines
- Intermediate skills in Excel, Word, and other Microsoft Office programs
- Intermediate technology skills including Android systems, web based property management software, and other programs and sites necessary to complete day to day tasks
- Must be bondable; able to pass a background security check
