**Summary**:
Reporting to the General Manager (or designate) and in accordance with Ballenas Housing Society (Ballenas) mission, strategic direction, principles and policies, the Plumber’s primary responsibilities include, but are not limited to, the following:
- Diagnose, source, install, maintain and repair drainage systems, plumbing fixtures, components, and plumbing equipment and piping for the Ballenas portfolio of properties
- Perform routine inspections and provide regular reporting; develop layout of plumbing systems where required
- Perform minor building repairs/replacement and restore units between tenancies (unit turnovers); coordinate with the GM (or designate) for any major repair work requiring professional trades/contractors/consultants
- Additional related responsibilities as assigned by the GM and other duties as required
**Specific Duties and Responsibilities Based on Key Competencies**:
**Problem Solving/Judgement**
Effectively plan and organize work and resources; perform preventative maintenance tasks; ensure work orders are completed and recorded efficiently and in a timely manner
Appropriately respond to emergency plumbing, maintenance and security issues outside normal working hours
Work with Lead Carpenter to source and purchase parts, equipment and supplies required for repairs and maintenance; maintain orderly and organized shared workshop

Commitment to well-being of self and others through adherence to local, provincial and national codes, WorkSafeBC regulations and Ballenas safety procedures; immediately report any non-compliance, or incidents of injury and accident to the GM
Utilize task-appropriate personal protective clothing and equipment (e.g. eye protection, ear protection, particle masks, gloves)
Recognize and appropriately respond to emergency situations in accordance with Ballenas policies and procedures
Participate in annual security and fire safety inspections
**Teamwork and Client Service**
Maintain cooperative working relationships with tenants, staff and leadership teams; attend regular maintenance team meetings
Work with GM (or designate) to coordinate and schedule in-unit maintenance and repairs
Ensure work orders are completed and recorded efficiently and in a timely manner; respond to calls, participate in on-call roster for after-hours emergencies
**Personal Effectiveness**
Initiate and carry out a diverse range of duties with mínimal supervision; work efficiently to manage tasks, time, and resources
Model positive, professional communication with tenants and team; maintain present, patient, calm, and active listening, focusing on logical problem solving and de-escalation strategies; strictly observe tenant privacy and confidentiality
Demonstrate dedication to a high professional standard of personal conduct, accountability, and competence; maintain composure in stressful situations
**QUALIFICATIONS**
**EDUCATION AND EXPERIENCE**
- Red Seal Plumber with a minimum of 5 years’ experience in delivering high quality, efficient, client-focused building maintenance, including plumbing, carpentry and equipment repair; or an equivalent combination of relevant education and work experience
- Hands-on experience using a variety of machines, hand tools and power tools
- 2 years’ experience coordinating and supervising contractors, trades, consultants
- Demonstrated experience working with vulnerable populations including seniors and persons with mental and physical disabilities, addictions issues and low literacy
- Experience meeting heavy and fast-paced physical demands
**KNOWLEDGE, SKILLS AND ABILITIES**
- Sound knowledge of safe work practices
- Superior interpersonal communication (oral and written), collaboration, problem solving, and organizational abilities; proven abilities in customer service and conflict resolution
- Working knowledge of the Residential Tenancy Act and Human Rights Legislation
- Flexible, objective, and open-minded approach to a variety of lifestyle conditions
**OTHER REQUIREMENTS**
- Passing Criminal Record/Vulnerable Sector Check
- Valid Driver’s Licence and Clean Driver’s Abstract; access to suitable and reliable vehicle
- WHMIS (GHS) Certificate
- Valid Occupational First Aid Certification an asset
- Willingness to work after hours in cases of emergency, as required
