We are currently seeking a skilled and detail-oriented Project Estimator & Coordinator to join our dynamic team.
**About the Role**:
As a Project Estimator & Coordinator at Northern Sky Developments Inc., you will play a pivotal role in both the preconstruction and execution phases of our projects. Your primary responsibilities will include estimating project costs, preparing budgets, sourcing and procuring materials, and ensuring seamless coordination between the design, sales, and project management teams. You will work closely with clients, suppliers, subcontractors, and internal teams to ensure projects are delivered on time, within budget, and to the highest quality standards.
**Key Responsibilities**:
**Estimating & Budgeting**
★ Develop detailed cost estimates for residential construction projects, including materials, labor, and subcontractor costs.
★ Analyze architectural drawings and specifications to create accurate takeoffs and quantity estimates.
★ Obtain and evaluate supplier and subcontractor pricing to maintain cost efficiency.
★ Collaborate with the design team to assess project feasibility and ensure budget alignment.
★ Identify cost-saving opportunities without compromising quality or design integrity.
**Scheduling & Resource Allocation**
★ Develop and maintain detailed project schedules, ensuring key milestones are met.
★ Create and manage crew schedules, assigning manpower resources efficiently across projects.
★ Coordinate with project managers and site supervisors to adjust schedules as needed.
★ Track progress and identify potential scheduling conflicts, ensuring proactive solutions.
★ Communicate schedule updates to internal teams, subcontractors, and clients.
**Procurement & Vendor Coordination**
★ Source and negotiate pricing for materials, fixtures, and finishes.
★ Establish and maintain strong relationships with suppliers and subcontractors.
★ Prepare and issue purchase orders to ensure timely procurement of materials.
★ Track material lead times to ensure smooth scheduling and project execution
**Project Coordination & Documentation**
★ Work closely with project managers, designers, and site coordinators to align budgets and timelines.
★ Assist in scheduling and resource allocation to ensure efficient project workflows.
★ Ensure accurate and organized documentation, including estimates, contracts, and purchase orders.
★ Provide cost breakdowns and budget updates for client and team meetings.
**Client & Team Collaboration**
★ Participate in client meetings to review budgets and discuss material selections.
★ Provide transparent project cost breakdowns and answer client inquiries.
★ Coordinate with sales and design teams to ensure pricing aligns with client expectations.
★ Assist in presenting design and budget revisions based on project updates.
**Risk Management & Compliance**
★ Identify potential financial and operational risks in project estimates and suggest mitigation strategies.
★ Ensure all estimates and procurement processes comply with local building codes and regulations.
★ Stay informed about market trends, material cost fluctuations, and industry standards to refine estimating processes.
**What We’re Looking For**:
★ Certifications: Professional certifications such as Certified Engineering Technologist (C.E.T.) or Project Management Professional (PMP) are considered assets.
★ Technical Proficiency: Proficiency in Microsoft/Google Office tools (Excel, Word Etc.) & other types of project management software (e.g., Microsoft Project) and estimating tools (e.g., Bluebeam, Bid2Win).
★ Experience: Minimum of 2-5 years of experience in project coordination, estimating, or field supervision preferably within the residential construction industry
★ Strong organizational and analytical skills with attention to detail.
★ Excellent communication skills, both verbal and written.
★ Ability to negotiate pricing and build strong industry relationships.
★ Understanding of Canadian building codes, bylaws, and construction principles.
★ Ability to work independently and collaborate effectively within a team.
★ Strong problem-solving skills with a proactive mindset.
