**Key Responsibilities**:
The Maintenance Position (MP) is responsible for the overall general maintenance, servicing and repair operations to maintain the residence, equipment, furnishings, fixtures and the surrounding grounds in proper condition. The MP ensures residents and guests are provided with outstanding service and a safe and clean home that meets and exceed expectations. The MP is a team collaborator, supporting successful move ins, health and safety/ fire safety training for all staff, and a safe and secure environment for residents, visitors and other staff members.
**As a positive and active contributor, your key duties will include**:
**Maintenance Responsibilities**
- Performs daily, weekly, monthly and annual schedule of preventative maintenance activities to ensure the residence and equipment are safe and in good working order (as per PM Binder)
- Perform monthly inspections of Fire extinguishers, CO2 Detectors, emergency lighting/ safety kits, flashlights and other safety equipment
- deal with and or report deficiencies
- Performs minor building electrical (outlet covers, breaker resets, *recommend to GM if and when a contractor is required for more detailed work or work outside of scope
- Performs minor building plumbing (toilet tank parts, taps, cartridges, plunging, shower wands *recommend to GM if and when a contractor is required for more detailed work or work outside of scope
- Performs minor building equipment repair services (laundry machines, light bulb replacements, vacuums and housekeeping equipment, carpet cleaning, etc.) to ensure the optimum functioning of the residence and equipment *recommend to GM if and when a contractor is required for more detailed work or work outside of scope
- Maintains maintenance log and performs jobs as requested by residents (as applicable) maintains miscellaneous charging log for items outside of regular maintenance scope
- Receives and stores all chemicals - monitors inventory and submits for ordering
- Ensures safety of residents by regularly maintaining equipment and furniture and by providing general upkeep to the residence and its systems
- Support residents with t.v and cable needs
- Maintains the appearance and upkeep of the residence by implementing regular painting ensuring that all furniture and fixtures are in good repair and operational
- Responsible for suite turn overs - painting as required to be done efficiently and in a clean and tidy manor
- Lawn and grounds clean up
- support the lawn clean up between landscaping - tidying branches, leaves, drain spouts, litter clean up, smoking area maintenance and general grounds maintenance
- Ensures that all units are prepared and ready for occupancy and assist with move in’s/outs
- Assist with assigned tasks by mangers such as furniture moving, event set up and seasonal decorating
- Basic understanding of roof top functions
- keeps GM informed as to repairs needed
- Keep basic inventory of PPE- keep Health and Wellness Manager informed as to ordering needs
- Upon the approval of GM calls in contractors for regular preventative maintenance activities and emergency work
- Support contractors as needed (unlock and show to issue areas)
- including but not limited to: (electricians, plumbers, lifeline, construction, landscapers, locksmith, HVAC, elevator, pest control, waste removal, Rogers/Bell, Moving companies, duct cleaners, I.T, mats, roofing
**Fire and Building Safety Support**
- Provides orientation and in-service training sessions for new team members
- Conducts regular fire and emergency preparedness drills, supports GM in team member debriefs on their responsibilities and supports GM in the collection of all fire safety related items
- Provides new residents with instructions as to what to do in the case of an emergency
- Active and Certified Member of the Joint Health and Safety Committee
- Works safely to reduce the risk of injury to self, other staff members, guests (including family and contractors) and residents. Promptly reports/takes corrective action if applicable/capable to address actual or potentially hazardous situations;
**Financial Responsibility**
- Submits purchase invoices
