The Maintenance Lead reports to the Maintenance Supervisor and assists the Maintenance Department to manage the care and upkeep of the interior, exterior and grounds of all Canterbury Foundation buildings. Added responsibilities include assisting in managing the day-to-day activities of the maintenance department, including quality control in maintenance activities, preventive and corrective maintenance, monitoring contractors and inventory management. The hand-on position involves a high level of interaction with seniors, co-workers and requires strong interpersonal and relationship building skills. **This is an entry-level position designed to prepare you for a Maintenance Manager role in 18-24 months.**

**Lead hand specific responsibilities**
- Responsible for sourcing and supervision of contractors, when necessary.
- Actively participates in maintenance team meetings and takes minutes/notes when required. May be privy to management meeting discussions, final decisions and minutes of meetings. Expected to respect confidentiality of management discussions and decisions.
- Ensures orientation of new staff according to the assessed needs of the individual employee.
- Assist Maintenance Supervisor with performance evaluations annually and makes recommendations on staff development, training needs and creating performance development plans for team members.
- In the absence of the Maintenance Supervisor, may make decisions for the Maintenance department after consultation with the Maintenance Manager.
- Maintains records of maintenance and log books.
- Demonstrates commitment to learning new skills, methods and ideas, and to broaden experience through work on projects and committees.
- Participates in the planning of in-service education for staff and coordinates staff participation in continuing education activities.
- Participates in the development of capital and maintenance plans, objectives and strategies for Canterbury Foundation to align with overall organizational strategic directions.
- Participates in the development of the operational budget for personnel, equipment and supplies.
- Assist in developing and maintaining a preventive maintenance program for Canterbury Foundation.
- Assists with planning, developing, implementing and evaluating of facility maintenance services in accordance with best practices.
- Ensures that the facilities maintenance team complies with the organizational policies and procedures, continuing care health service standards, accommodation standards, relevant legislation and regulations, accreditation standards and regional health authority requirements.
- Participates in a corporate maintenance on call process and schedule.
- Assist in preparing maintenance schedules and work allocations.
- Assist with development of annual facility maintenance budgets and monitors monthly expenditures to ensure budget is maintained and cost-effective use of resources.
- Represents and participates in corporate, site and external committees and professional committees as appropriate.
- Maintains an ongoing program of personal learning in order to maintain own competence.
- Identify ongoing learning needs for self and staff.
- Perform other related duties as assigned.

**Preventive Maintenance**
- Perform maintenance duties as assigned for centralized mechanical and life safety systems (e.g. boilers, furnaces, air conditioners, ventilation systems, exit lights, fire alarm systems).
- Performs plumbing, electrical, carpentry and painting repairs and maintenance.
- Complete scheduled life-safety and planned maintenance system requirements.
- Perform routine inspections.
- Oversee contracted projects to ensure work is completed in accordance with regulated standards.
- Weekly, monthly and annual duties are performed on time and in accordance with regulated standards.
- Life safety and planned maintenance log is accurately maintained.
- Pressures/temperatures and project incidents are recorded in accordance with regulated standards.
- Facility temperatures support the comfort of the majority of residents and employees.
- Water temperatures support resident safety and safe bathing procedures
- Equipment breakdowns are minimized
- Maintenance related factory standards are followed for equipment and systems in the facility.
- Negative inspection results are responded to and addressed in a timely fashion.
- Projects are completed in accordance with regulated standards and code requirements.

**Corrective Maintenance**
- Perform urgent/emergency maintenance tasks.
- Perform work assignments through the service request system.
- Coordinate and perform necessary building and suite maintenance, including painting, plumbing and fixtures, window maintenance, etc.
- Organize and oversee contractors working in the facility.
- Maintenance communication logbook accurately reflects daily activities.
- Work is prioritized according to urgency.
- Service requests are responded to and addressed in a timel
