Now, we're looking for a Resident Property Manager to join us in this mission. This role is integral to the growth and maintenance of our rental portfolio, all while ensuring the Placemaker brand is synonymous with integrity, community, and excellence.
**JOB OVERVIEW**
As our Resident Services Manager, you'll play a pivotal role in ensuring that our rental property of 51 residential units and three commercial units located in East Vancouver is maintained to the highest standards of excellence. From overseeing administrative tasks to addressing maintenance issues, building’s visual appeal, and fostering positive tenant relationships, you'll be the driving force behind creating a welcoming and well-maintained living environment for our residents.
This position offers part-time hours, typically ranging from 20 to 30 hours per week. Although some extra hours will be necessary during the lease-up of the rental building this Spring. Thereafter, there is flexibility in scheduling, including the possibility of working a few hours on weekends, contingent upon move-in and move-out schedules.
**KEY RESPONSIBILITES**
**Tenant Relations**: Serve as the primary point of contact for tenant inquiries, concerns, and requests. Proactively address tenant issues with professionalism and sensitivity, utilizing effective communication and conflict resolution skills to foster positive relationships and tenant satisfaction.
**Lease Management**: Assist the team in handling all aspects of leasing, including showing homes, conducting tenant screening, and preparing lease documents to ensure a smooth move-in process for new residents.
**Rent Collection**: Assist rent collection procedures and communicate effectively with tenants in collaboration with office team to ensure timely and consistent rent payments.
**Property Maintenance**: Conduct regular inspections of the property to identify maintenance needs and coordinate necessary repairs or improvements. Perform daily cleaning and maintenance tasks as needed to uphold the cleanliness and functionality of common areas. Prepare vacant suites by coordinating needed repairs, cleaning, or painting.
**Emergency Response**: Be available to respond to after-hours emergencies and on-call situations, including move-in/move-out assistance and maintenance emergencies. Demonstrate the ability to troubleshoot minor repairs and coordinate with external service providers.
**Administrative Duties**: Maintain accurate records of tenant communications, lease agreements, maintenance requests, move-in and move-out reports, and other relevant documentation. Keep organized, detailed and confidential records for all tenants and applicants through our internal software system.
**Community Engagement**: Organize and participate in community events and other initiatives to promote a sense of community and enhance resident satisfaction. Actively seek feedback from tenants and implement strategies for continuous improvement based on their input.
**QUALIFICATIONS**:
- 2+ years of experience in related fields
- Willingness to reside on the premise at the rental building located in East Vancouver
- Strong organizational skills with the ability to prioritize tasks and manage time effectively.
- Excellent communication and interpersonal abilities, with a customer-centric approach.
- Basic knowledge of maintenance and repair tasks, with the ability to troubleshoot minor issues independently.
- Flexibility to work varied shifts, including weekends and on-call responsibilities as needed.
- Proficiency in Microsoft Office Suite. Bonus if experienced in working with Buildium CRM.
- Capability to fulfill the physical requirements of the position, including lifting up to 50lbs, operating standard cleaning equipment such as mops and vacuums, and climbing ladders.
