Building Manager

Vantage Pointe Condominium is seeking a skilled and dedicated Building Manager to oversee the daily operations, maintenance, and administration of its residential high-rise located in downtown Calgary. Reporting directly to the Board of Directors and working in coordination with the Property Management firm, the Building Manager plays a vital role in ensuring the safety, functionality, and overall satisfaction of residents and stakeholders.

**Key Responsibilities**

**Operations & Maintenance**
- Coordinate and perform routine inspections of building systems including HVAC, plumbing, electrical, elevators, and fire protection equipment
- Oversee preventative maintenance schedules and ensure timely resolution of maintenance issues
- Respond to emergency situations and implement corrective actions in accordance with established protocols
- Maintain inventory of tools, supplies, and equipment required for building operations

**Facility Administration**
- Maintain accurate records of inspections, maintenance activities, service requests, and incident reports
- Prepare operational reports and updates for the Condominium Board and/or Property Manager
- Maintains data within the building access system
- Assist with budget preparation and monitor expenditures related to building operations
- Ensure compliance with applicable municipal, provincial, and federal regulations

**Contractor & Vendor Coordination**
- Liaise with external contractors and service providers to ensure quality and timely delivery of services
- Review and approve work orders, invoices, and service agreements
- Monitor contractor performance and adherence to safety standards and building policies
- Supervises Front Desk Personnel

**Resident Services & Community Relations**
- Serve as the primary on-site contact for resident inquiries, complaints, and service requests
- Enforce condominium bylaws, policies, and procedures in a fair and consistent manner
- Promote a safe, respectful, and inclusive living environment for all residents

**Safety & Security**
- Monitor building access controls, surveillance systems, and security protocols
- Conduct regular safety audits and ensure compliance with fire codes and emergency preparedness plans
- Coordinate fire drills and maintain emergency contact lists and procedures

**Qualifications**

**Education & Certification**
- Education in building operations, facilities management, or a related field preferred
- Certification in Building Operator, Facilities Management, or equivalent is considered an asset
- Valid WHMIS, First Aid/CPR, and Fire Safety certifications preferred

**Experience**
- Minimum of 3 years of progressive experience in building or property management, preferably in a residential high-rise setting
- Demonstrated knowledge of building systems, maintenance practices, and regulatory compliance
- Experience managing contractors, vendors, and service agreements

**Skills & Competencies**
- Strong organizational and time management skills
- Excellent interpersonal and communication abilities
- Proficiency in Microsoft Office and building management software
- Ability to work independently and exercise sound judgment under pressure
- Physical ability to perform inspections and minor repairs

**Working Conditions**
- On-site presence required during standard business hours; availability for after-hours emergencies
- May involve lifting, climbing, and exposure to mechanical systems and outdoor conditions

**Remuneration**
- Remuneration will be discussed during the interview process

Pay: $55,000.00-$77,400.00 per year
