Brookdale Properties Limited is seeking a contract, live-in superintendent to work with our professional property management team to ensure our 48 unit, non-smoking, cooperative building is maintained to the highest standard. Our building, The Senobe, is located on the shores of Lake Banook in Dartmouth within walking distance to Mic Mac Mall.

**Your responsibilities for this position will include**:

- Maintain the cleanliness of all common areas of the building and property including routine daily, weekly and periodic cleaning tasks;
- Conduct routine inspections, minor repairs and maintenance in common areas
- Complete snow removal supervision and work with contractor to ensure lot is cleared of vehicles
- Conduct small repair work such as painting, wall repairs, minor in unit repairs and other site maintenance as required;
- Ensure the appearance of the common areas and grounds are kept to a high standard;
- Communicate regularly with the Property Manager and promptly report any building deficiencies;
- Maintain positive and professional relationships and communication with Shareholders, Board and Property Manager
- Assist in other areas as issues arise.

**Your skills & qualifications for this position include**:

- Demonstrate a high level of professionalism and competence in a wide variety of areas;
- Familiar with all systems, such as electrical and mechanical, installed throughout the building;
- Able to handle minor issues and repairs;
- Recognize deficiencies or issues and work with the Property Manager to dispatch appropriate contractors when necessary;
- Able to effectively manage contractors working in the building and on the property;
- Able to diplomatically solve problems, be responsive to shareholders and able to work collaboratively with property manager
- Strong communication and organizational skills;

**Compensation Includes**:

- One bedroom apartment - Non-Smoking
- Cellphone, basic cable and internet

**Job Types**: Part-time, Permanent

**Salary**: From $1,000.00 per month

- Day shift
- Monday to Friday
- On call
- Overtime
- Weekends as needed

**Experience**:

- building maintenance: 1 year (preferred)
- cleaning: 1 year (required)
