**Adi Development Group** is looking for a
**Land Development Manager** to work on our landmark developments across the GTA and Toronto. We currently have $2.1B under development.

**What You'll Be Doing**:

- Conduct due diligence and feasibility study for acquiring new development properties
- Complete property searches by reviewing Official Plans (Regional and Municipal), zoning by-laws, urban design guidelines, OMB decisions, parkland dedications, property assessments, etc.
- Underwrite, design and plan new communities with architects and other building consultants to ensure successful and profitable projects
- Coordinate and manage the Working Drawing process in collaboration with the Construction Team to achieve Building Permits
- Create and track master project schedule and track budgets on a monthly basis to ensure accuracy in billing and progress
- Work with Marketing, Sales, Construction and Finance teams to execute on projects from inception to completion
- Request, review and analyzes consultant proposals
- Negotiate encroachment agreements, shoring agreements with municipalities and adjacent property owners
- Review, manage and clear comments from municipality for final entitlements
- Manage day to day project issues with the ability to Identify and resolve any issues and conflicts related to the project
- Proactively manage changes in project scope, identify potential crises and devise contingency plans
- Attend public meetings, industry related conferences and events
- Conduct field inspections, investigate project concerns, and organize on-site meetings to evaluate and solve site issues
- Manage Letters of Credits (LC) and recover money held by government agencies, and utility companies (LC reductions and release), and;
- Other duties as required

**What You Bring**:

- 5+ years experience in senior level role as a Project Manager or Development Manager in the land development field
- Bachelor of Engineering with a B.Tech in Engineering or proven development experience with servicing and construction to overlay with a planning background is a must (M. Eng. or P.Eng Preferred)
- Proven ability to manage projects with built values of $50-300MM (list of approved projects will be reviewed)
- Experience with managing teams of internal employees and external consultants
- Thorough understanding and ability to navigate and obtain municipal approvals such as Official Plan Amendments, Zoning Amendments, Committee of Adjustment, Draft Plan of Condominium and Part Lot Control
- Comfortable with public speaking and meeting with senior officials in government
- Possess thorough knowledge of the Ontario Municipal planning process, Technical plans and reports, Land acquisition process, Lot grading and site servicing for both greenfield and urban developments, Contract administration for infrastructure projects, high rise and infill development, mixed use and commercial
- Strong budgeting and scheduling skills and aptitude with scheduling software and project management software is a must
- Strong negotiator who possess excellent oral and written communication and presentation skills
- Have strong customer focus, organizational skills, emotional intelligence and ability to manage through change
- A valid G driver’s license, access to a vehicle and the ability to travel to various office and site locations

**Nice To Have**:

- Professional designation of MCIP, RPP, P. Eng
- PMP designation
- Experience with Lean Management process
