Real Estate Development Analyst

Extendicare is currently executing on its strategic plan to replace its older LTC homes with new homes built to modern design standards across 20 different projects. We are looking for a Real Estate Development Analyst to join our growing team to support the acquisition and disposition of land in support of our redevelopment projects. While the focus is currently on redeveloping our Ontario portfolio, we will continue to explore additional opportunities across Canada as they arise.

This position will be located at our Head Office in Markham, Ontario and will have flexibility for both remote and in-office work based on our hybrid work model.

Responsibilities:

- Provide land buy-side support:

- Source suitable development sites through contacting and developing relationships with commercial real estate brokers, landlords, and developers
- Project manage process to shortlist available opportunities
- Support in the negotiation and execution of agreements to purchase sites
- Assist in coordination of site due diligence and monitoring of contract/closing deliverables
- Support preparation of financial models and sensitivity analysis for development land acquisitions and prepare written findings and recommendations on prospective acquisitions.
- Provide sell-side support
- Assist in preparing Options Analysis for surplus sites
- Procure HBU appraisals for surplus sites
- Conduct research and prepare analysis to support potential land-use conversions to maximize returns
- Support disposition process of surplus sites (i.e., negotiation and contract execution)
- Other
- Support procurement of market intelligence, competitive analysis and industry analysis
- Support the team in the preparation of both internal and external presentations
- Continuous review of Canadian real estate market trends
- Minimum 2+ years of related work experience, preferably in a real estate environment
- Undergraduate degree (preferably with a focus on real estate, commerce, or finance)
- An understanding of the commercial real estate industry in Canada.
- Understanding of key real estate value drivers, risks and opportunities.
- Strong project management skills.
- Robust knowledge of Excel, Word and PowerPoint.
- Strong communication skills and ability to interact efficiently at all levels of the organization
