**JOB DETAILS**:
This position will be responsible for maintenance at our culturally supportive housing sites. Reporting to the Maintenance Coordinator, this role will include day-to-day and preventative maintenance, grounds keeping, landscaping, inspections, and working across all housing sites as required. This role will work within a culturally supportive house, which means there will be interactions with Family Members who may be in crisis. The person in this role needs to be comfortable and familiar with harm reduction practices and de-escalation as required.
**Type**: Part-Time, 20 hours per week.
**Location**: Multi-site (4 different homes)
**Wage**: $30.00 - $35.00 an hour based on experience
**RESPONSIBILITIES**
- Execute routine repairs and maintenance of varying degrees, such as fixing light fixtures, replacing light bulbs, minor plumbing issues, caulking, painting, plastering, carpentry, replacing drywall and/or patching drywall as required.
- Use LIMBLE CMMS for all administrative tasks linked to the role, including all ACEH Houses, Administrative offices, and ACEH assets, such as vehicles. Maintain records and report maintenance activities and repairs on this platform.
- Repair or replace broken windows, doors, locks, and other building components.
- Work with the House Managers to update firmware and software associated with key building functions (e.g. keycard/fob systems; CCTV systems, etc.).
- Maintain plumbing systems, including unclogging drains, and replacing fixtures.
- Preventative maintenance procedures such as changing air filters and clean HVAC components as needed; AC Unit maintenance;
- Maintain overall condition of the housing sites, ensuring all common areas are maintained in a safe state including mechanical/facilities rooms.
- Make recommendations to the Maintenance Coordinator for capital repairs.
- Assist and support unit turnover with light repairs and cleaning in coordination with House Managers. Complete suite remediation if necessary.
- Respond to maintenance emergencies during work hours such as water leaks, power outages, and HVAC failures.
- Address and resolve maintenance-related requests of House Managers.
- Ensure a positive and professional demeanor when interacting with residents and staff.
- Maintain the cleanliness of the grounds and outdoor areas, including landscaping. Lawn care, and snow removal.
- Clean and repair gutters and downspouts.
- Ensure all equipment and maintenance tools are stored safely and properly.
- Support with disposal of extraordinary trash and recycling as required.
- Maintain cleanliness and orderliness of the maintenance storage areas.
- May be required to clean vacant rooms, reporting any damage and/or problems in the building to the House Manager.
- Ensuring adherence to safety procedures/practices when dealing with hazards.
- Attend meetings with Maintenance Coordinator and house leadership team to address facilities management, including any repairs and maintenance required through BC Housing.
- Collaborate with House Managers to perform site inspections as required; ensuring inspections of all units are completed bi-annually.
- This is not an exhaustive list of duties and responsibilities. The Maintenance Worker will be required to complete other tasks as needed.
**QUALIFICATIONS & EDUCATION**
- High school diploma and two years' related maintenance experience
- An equivalent combination of education, training, and experience
- Knowledge of heating, plumbing, exhaust systems such as: PTAC, electrical duct heaters, residential energy recovery ventilators, and heat pumps and fan coil units is an asset
- Due to the nature of this role, a valid class 5 driver's license and satisfactory driving record is a requirement.
- WHMIS certificate is required.
- Valid First Aid is an asset.
- Non-Violent Crisis Intervention Certificate is an asset
