**job description**:
Akelius is seeking a customer service-oriented superintendent with strong interpersonal skills to join the facility management team.

The superintendent will provide a safe and adequate environment for the tenants and assigned staff of the property.
- complete minor and major repairs of all building equipment
- perform preventative maintenance procedures on building mechanical equipment on a scheduled basis which is not limited to inspections of belts, checking fluid levels, replacing filters, greasing bearings, seals, replacing or repair broken parts
- repair of doors, door locks, closets, and installation of blinds
- complete daily, weekly, and monthly checklists on building equipment maintenance procedures
- maintain records of scheduled maintenance procedures
- operate a computer that controls and monitors mechanical equipment and utility systems
- respond to emergency maintenance requests as required
- assist with the renovations and remodeling of buildings
- repair plaster, drywall, and painting
- perform outside custodial duties such as snow removal
- other duties as assigned

**who you are**:

- three-plus years of experience in building and mechanical maintenance repair, or an acceptable equivalent combination of education and experience
- knowledge in using hand and power tools
- must be able to regularly lift up to 50 lbs
- bilingual in French and English preferred but not required
- must be able to stand, sit, bend and or crouch throughout your shift
- problem-solving - ownership of responsibilities, able to anticipate and address issues in emergency situations
- great communication skills - able to interact with tenants, people-focused, positive, and stay professional
- exceptional driving skills
- articulate - as there might be times in which information will need to be presented
- time management - organized, set priorities, meet daily targets and deadlines
