To support this, we are seeking a skilled and dependable Superintendent with expertise in plastering, painting, and plumbing to join our team.
**Position Summary**: The Superintendent is responsible for overseeing the day-to-day maintenance and operational aspects of the building, ensuring that all facilities are well-maintained and any issues are addressed promptly. This role requires hands-on experience in plastering, painting, and plumbing, as well as the ability to manage building systems and coordinate with residents and contractors. The position involves 30 hours of work per week with additional on-call duties during the evenings.
**Key Responsibilities**:
- **Maintenance & Repair**:
- Perform routine plastering, painting, and plumbing repairs in both common areas and individual units as required.
- Conduct regular inspections of the building’s systems and facilities, identifying and addressing any issues.
- Coordinate and oversee the work of external contractors for major repairs or specialized maintenance tasks.
- Ensure that all common areas, including lobbies, hallways, and amenities, are clean, safe, and well-maintained.
- **Building Operations**:
- Manage the building’s mechanical, electrical, and plumbing systems, ensuring they are operating efficiently.
- Respond to resident maintenance requests promptly, providing high-quality service.
- Maintain accurate records of all repairs, inspections, and maintenance activities.
- Assist with seasonal tasks, such as snow removal, landscaping, and heating system maintenance.
- **Resident Interaction**:
- Serve as the primary point of contact for residents regarding maintenance issues.
- Provide exceptional customer service, addressing resident concerns and requests in a timely manner.
- **Emergency Response**:
- Be available on-call during evenings for emergency maintenance and repair needs.
- Respond promptly to emergency situations, such as plumbing leaks, electrical failures, or security issues, coordinating with external services as needed.
**Qualifications**:
- Extensive experience in plastering, painting, and plumbing.
- Proven experience as a Superintendent or in a similar maintenance role, preferably in a luxury residential setting.
- Strong problem-solving skills and the ability to manage multiple tasks simultaneously.
- Excellent communication and interpersonal skills, with a focus on customer service.
- Ability to work independently and efficiently, with a strong attention to detail.
- Basic knowledge of building systems, including HVAC, electrical, and plumbing.
- Availability to be on-call during evenings for emergencies.
**Working Conditions**:
- Part-time flex position (30-35 hours per week) with flexible hours.
- On-call responsibilities during the evenings, with additional compensation for on-call work.
- Physical requirements include lifting, climbing ladders, and performing manual maintenance tasks.
