**Key Responsibilities**:
**Landscaping and Grounds Maintenance**:

- **Property Groundskeeping**:Support landscaping and yard maintenance tasks to ensure the visual appeal of Avana properties.
- **Site Cleanliness and Landscaping Maintenance**: Perform site maintenance, including weed control, seasonal sprinkler blowouts, exterior waterline checks, and snow removal from sidewalks and parking pads.
- **Equipment Operation**:Operate small landscaping equipment and machinery, such as lawnmowers, snow blowers, and weed trimmers.
- **Minor Landscaping Projects**:Identify and undertake minor landscaping projects as needed to improve property grounds.
- **Equipment Maintenance**:Maintain small engines, tools, and other equipment as required, ensuring they are in safe working order.
- **Safety Compliance**:Enforce and follow safety rules and regulations to minimize work-related accidents and injuries.

**Maintenance Support and Suite Management**:

- **Vacant Suite Inspections**:Conduct regular inspections of vacant suites to ensure they are secure, clean, and ready for occupancy. Report any needed repairs or maintenance.
- **Assist Maintenance Technicians**: Provide assistance to the maintenance team with larger repairs or projects as needed, contributing to the upkeep and functionality of all property assets.
- **Entry System Management**:Recodes on battery-operated, electronic-entry keypad deadbolts for suite security and access control.
- **Support Property Maintenance Needs**:Address minor maintenance needs across Avana properties, including minor repairs and seasonal tasks.
- **Event Representation**:Represent Avana at various community events and functions as required.

**Skills and Qualifications**:

- **Chemical Applicator’s License**:Having or willingness to obtain a Chemical Applicator’s License is an asset.
- **Machinery Experience**:Experience operating machinery, such as skid steers, is an asset.
- **Driver’s License**:A valid Class 5 driver’s license with a clean driver’s abstract is required. Ability to haul a trailer is an asset.
- **Physical Fitness**:Ability to perform heavy lifting, work outdoors, and conduct manual labor tasks in all weather conditions.
- **Attention to Detail and Independence**:Excellent time management and organizational skills, with the ability to self-schedule and work independently while taking pride in delivering high-quality work.
- **Team Collaboration**:Strong interpersonal skills and willingness to support team members and work collaboratively.
- **Professionalism and Confidentiality**: Ability to exercise tact, confidentiality, and professionalism at all times.
- **Flexibility**:Willingness to work outside of regular hours, including evenings and weekends during peak seasons.

**Compensation Package**:

- **Benefits**:Dental and medical benefits package. 80% of the cost is covered by Avana. Option for the employee to purchase disability and life insurance.
- **Pension**:The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year 4 and 5% of salary matched in year 5.
- **Vacation Entitlement**:20 business days per year. Must be accumulated prior to taking them.
- **Annual Bonus**:Opportunity to earn up to 10% of salary as an annual bonus.
- **Probation Period**:The probation period is 90 days from the start date.
- **Criminal Record Checks** are required for all Avana employees prior to being hired. This is to be obtained at your expense and will not be reimbursed by the Employer.
