**Job Summary**
We are seeking a **Property Administrator** with **hands-on experience** in **mortgage default management**. This position involves managing a portfolio of properties linked to delinquent residential and commercial loans, with an emphasis on:
- Timely and accurate communication with stakeholders
- Property security and compliance
- Coordination with third-party service providers
**Key Responsibilities**
- Manage a portfolio of **residential and commercial mortgage default files**, addressing breaches such as:
- Non-payment
- Tax arrears
- Matured loans
- Property standards violations
- Insurance lapses
- Liaise with third parties, including:
- Condominium corporations
- Insurance adjusters
- Municipal offices
- Utility providers
- Conduct and review **property inspections**, secure properties, assign and review **occupancy checks**, and coordinate **environmental assessments** where required
- Manage **utility redirection** and ensure proper **secured reporting**:
- Identify **required repairs, cleanups, and safety hazards**, and provide **property management or disposition recommendations**:
- Communicate professionally with:
- Legal representatives
- Clients
- Borrowers
- Tenants
- Field inspectors
- Maintain accurate, up-to-date property files, including:
- Insurance
- Condo fees
- Property taxes
- Utilities
- Respond to all correspondence within **established timelines and provincial legislative requirements**:
- Support administrative tasks and participate in **special projects** as assigned
**Qualifications**
- Diploma or certification in **Property Management, Real Estate, Finance**, or a related field (an asset)
- **3-5 years’ experience** in **mortgage default and enforcement** strongly preferred
- Knowledge of **foreclosure and enforcement remedies** across Canadian provinces is an asset
- Strong organizational skills and the ability to manage **high-volume files independently**:
- Demonstrated **analytical, negotiation, and problem-solving** skills
- Excellent **attention to detail** and accuracy in documentation
- Strong **written and verbal communication** abilities
- Proficiency in **Microsoft Office Suite** (Excel, Word, Outlook); experience with **lender portals** is an asset
- Ability to perform in **high-pressure**, **time-sensitive** situations
