**Role Overview**

The Project Manager will lead multiple residential and commercial projects across Vancouver Island, with a strategic focus on job creation, tenant improvements (TIs), and fostering relationships with developers. This role combines operational execution with business development, ensuring projects are delivered on time, within scope, and budget while expanding our network of clients and partners.

Applicants with experience in multifamily, condos, and commercial estimation will be given priority.

Looking to conduct interviews the first week of March 2025.

**Key Responsibilities**

**Project Leadership**
- Manage residential and commercial projects from initiation to completion, ensuring high-quality outcomes.
- Conduct site visits to monitor project progress, address challenges, and maintain compliance with standards.
- Oversee job costing, budgeting, and forecasting project-related expenses.

**Job Creation and Estimation**
- Identify and pursue new project opportunities to drive job creation and company growth.
- Create and submit accurate, detailed estimates and proposals for new jobs, including TIs and custom projects.
- Evaluate project feasibility and profitability, ensuring alignment with company objectives.

**Client and Developer Relationships**
- Build and maintain strong relationships with developers, contractors, and builders.
- Act as a key contact for clients, ensuring consistent communication and satisfaction.
- Secure service contracts and long-term partnerships through outreach and networking.

**Project Administration and Coordination**
- Prepare and manage RFIs, project estimations, close-out documents, and invoicing.
- Collaborate with internal teams, including administrative staff and field teams, to streamline workflows.
- Place material orders, compare pricing from wholesalers, and identify cost-saving opportunities.

**Team and Resource Management**
- Coordinate schedules and resource allocation to ensure efficient project execution.
- Support administrative teams with project-related documentation and reporting.

**Business Development and Growth**
- Develop strategies for expanding the company’s footprint in the residential and commercial markets.
- Identify trends and opportunities in the local construction and development landscape.
- Provide feedback on ways to optimize company processes and improve project delivery.

**Qualifications and Skills**
- Proven experience in project management, preferably in residential and commercial construction.
- Expertise in creating and submitting job estimates, with a focus on TIs and client-specific requirements.
- Strong relationship-building and networking skills with developers, builders, and contractors.
- Solid understanding of budgeting, forecasting, and resource management.
- Proficiency in project management tools, MS Office Suite, and estimating software.
- Excellent organizational and time-management skills, with the ability to handle multiple projects simultaneously.
- Knowledge of BC building codes, safety regulations, and workplace compliance standards.

**Compensation and Benefits**
- Starting wage: $50.00 - $60.00/hour, with overtime pay in accordance with BC Employment Standards Act (ESA).
- Performance-based bonus: Percentage of holdback on completed Tenant Improvement (TI) projects if Project Manager meets profit projections.
- Vacation entitlement: Two weeks annually.

**Work Hours**
- Expected work hours: 40-50 hours per week, Monday through Friday.
