**Main Purpose and Function**
The Maintenance Technician III is a skilled technical position which is responsible for performing highly skilled maintenance work in the repair and upgrading of complex building system components and related installations. The Maintenance Technician III is responsible for optimizing the operation of Building Automation systems and Direct Digital Control (DDC) systems in Recreation facilities by ensuring the safe and efficient operation, maintenance and overhaul of low pressure hot water heating plants, air conditioning and ventilation systems, ammonia ice rink plants, aquatic systems, pumps and control systems, balancing air flows, diagnosing problems and adjusting, repairing or replacing components.
**Key Contacts and Reporting Relationships**
This position reports to the Community Centre Supervisor, but will be responsive to the Mechanical Superintendent in the development and implementation of other projects and initiatives. The incumbent works closely with other specialists, technical staff, project managers, and internal business customers across the City. Additionally coordinates activities with technical staff in project organization as well as with external contractors.
**Specific Duties/Responsibilities**
- Inspects heating, ventilating and air conditioning systems; balances air flows; diagnoses problems and adjusts, repairs or replaces components; performs major overhaul of compressors, pumps, and motors; assists in the design of system modifications and implements; recommends upgrades and replacements.
- Maintains and tests fire alarm systems; assists in the design of electrical wiring systems; maintains secondary and primary distribution systems including high voltage; upgrades systems; maintains direct digital control systems.
- May direct and participates in the work of a small group of subordinates engaged in complex maintenance and installation tasks**, **prioritizes the work of the group.
- Facilitating with other departments, the general public, Community Centre Associations and diverse user groups, providing excellent customer service and performing other duties as required.

**Minimum Qualification Requirements**
Education and Experience:
- Completion of Grade 12 supplemented by the completion of courses in the technical specialty of building technology including, HVAC, DDC and refrigeration operation and maintenance.
- A minimum of five years’ experience working as a Fourth Class Power Engineer with certification from Technical Safety BC.
- Extensive supervisory experience in a municipal maintenance position.
- Valid Driver’s License for the Province of British Columbia.
Knowledge, Skills and Abilities:
- Thorough knowledge of the methods, materials, tools and equipment used in the maintenance and repair of building system components and related installations.
- Considerable knowledge of all occupational hazards, safety and precautionary measures related to refrigeration plants, aquatic facilities and community centres.
- Considerable knowledge of Provincial regulations and legislation governing operations including, but not limited to; WorkSafe BC and Technical Safety BC.
- Proven ability to perform or coordinate complex installations, upgrades or overhauls of equipment and/or systems. Demonstrated ability to design and implement solutions to system problems.
- Ability to establish and maintain effective working relationships with internal and external contacts and team members to provide advice, information, and assistance
- Proven ability to supervise the work of staff and to coordinate the work of contractors.
- Ability to work, train and mentor with both technical and non-technical staff
- Experience managing approved budgets.
- Ability to maintain records and prepare reports.
- Skill in the care and use of tools and testing equipment.
- Has demonstrated excellent interpersonal, communication, leadership and organizational skills.
