**Job Description**:
The Manager is part of the Real Estate Operations group within the Finance, Analytics & Risk department. The role is primarily accountable for leading the onboarding of new investment transactions, providing support to ongoing accounting activities, maintaining controls and procedures, and managing junior staff members. This position requires an individual with a strong analytical background, and thorough understanding of accounting.
Reporting to the Director, Operations - Real Estate, the person in this role will assist with various projects/initiatives and partner with departments throughout the organization that impact or contribute to the governance over investment accounting and the production of various levels of internal reporting.
The role will collaborate with the Real Estate Investment team and Core Services groups to ensure investment structures are appropriately accounted for, reported, and disclosed in the financial statements and for performance and management reporting.
**Role-Specific Accountabilities**:
- Lead the investment onboarding and system support of new investments, exits and restructurings, which includes:
- Lead the onboarding of new transactions, including closing activities such as funding, legal entity system setups and internal approvals as required. This involves proactively partnering with colleagues from other internal groups, external advisors, and counterparties by identifying and resolving operational issues
- Review system setup of new investments, working externally with investment partners/asset managers to communicate requirements and internally with various groups to ensure accurate reflection of investment structures for ongoing investment and legal entity-related reporting.
- Provide support to ongoing accounting activities, controls, and procedures to maintain and manage existing investments post-closing, which includes:
- Review daily/monthly/quarterly transactions, reconciliations, and reporting
- Analyze complex transactions and reporting on a monthly/quarterly basis, including acquisition and disposition transactions
- Ability to identify and thoroughly investigate reporting discrepancies and determine appropriate course of action in a timely manner
- Prepare documentation to support reviews conducted and to substantiate and demonstrate adequate processes and controls to meet regulatory requirements and ensure compliance with internal policies
- Adhere to internal policies and procedures, financial controls and reporting requirements
- Proactively identify inefficiencies/gaps in internal and cross-functional controls, monitor current procedures, reconciliations, reasonability checks and recommend effective automation solutions
- Support the investment department and respond to enquiries in a timely and professional manner
- Work cross functionally with other team members and departments to ensure we remain aligned with our vision, goals and value
- Work alongside our investment partners to ensure appropriate reporting and support are provided on a timely basis
- Manage junior team members and provide mentoring and coaching (including the review of work)
- Partner with other internal CPP Investments partners to work on cross-functional workstreams and initiatives
