**Job Overview**

**Requirements**:

- 3+ years of Rental building management experience required.
- Familiarity with the Residential Tenancy Act and capable of filing disputes.
- Ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.
- Proficiency in using handheld devices (smartphone); MS Word, Excel, Outlook on desktop computer. We use Google workspace.
- Strong technical skills in maintenance & repair, diagnosing & troubleshooting, building/facilities systems.
- Must have effective time-management skills, be highly organized and proactive, and able to work both independently and with others.
- Must have solid work ethics and unquestionable integrity.
- The Building Manager must maintain a professional and courteous manner with residents, visitors, contractors and fellow employees.
- Live on-site in one of the buildings.
- Help lease up buildings as the come online.

**General Functions**:

- The Building Manager is responsible for the general maintenance of the apartment building(s) and is the face of the Company when dealing with tenants and trades. ∙ Post vacancy listings; respond to rental inquiries; show and rent suites.
- Use best efforts in obtaining full tenancy with desirable tenants. This includes showing suites, checking all references of applicants and ensuring that proper deposits are received from applicants before processing.
- To check arrears on the 2nd of every month and respond quickly to unpaid rent.
- Schedule and attend tenant move-ins and move-outs.
- Inspect the suite of tenants who have given notice and do any necessary work and/or co-ordinate trades as necessary (as directed by Property Management). Ensure that the suite is clean and presentable to show prospective tenants.
- Be knowledgeable of the current Landlord and Tenant duties and obligations as set out in the Residential Tenancy Act; ensure that the Landlord’s interests are protected by serving required notices when circumstances dictate; and attending dispute hearings when necessary.
- Respond to tenant inquiries in a timely manner.
- Ensure paperwork, logs, documentation are completed on time and thoroughly. ∙ Conduct daily walk-throughs of interior and exterior of building(s). Note and/or attend to areas requiring cleaning, repairs, and maintenance.
- General cleaning of common areas, exterior, including vacuuming and mopping lobbies.
- Obtain quotes from trades.
- Coordinate special projects as directed.
- Other duties as directed.

Pay: $60,000.00-$70,000.00 per year
