Live-in Building Maintenance Worker

**Job Overview**:
The Building Maintenance Worker is responsible to provide hands on maintenance support to The Waterstone and Miranda Buildings. Working as a part of a team of maintenance workers, this position responds to on-call situations, deals with emergencies, and assists where needed to ensure a safe and healthy living environment. The Building Maintenance Worker maintains the interior and exterior of the building, troubleshooting minor repairs. The Building Maintenance Worker resides on site at The Waterstone building located at 45603 Yale Road, Chilliwack, BC in a 2-bedroom apartment with reduced rent.

**Responsibilities**:

- Maintains a high quality of curb appeal, cleanliness, and appearance to the building through the completion of janitorial and landscaping tasks.
- Maintains the interior of the building, ensuring maintenance tasks (routine and annual) are completed in a timely and professional manner.
- Completes unit turnover (repairing, cleaning, and painting) in a timely manner. Conducts move-in and move out inspections.
- Works alongside contractors as directed, conducting follow-up inspections as requested.
- Organizes and tracks incoming work orders within the 72-hour time frame using ARCORI
- Monitors and reports incidents to proper authority (i.e.: Police or MQHS office), ensuring thorough documentation is completed.
- Maintains the MQHS site manual, updating procedures and protocols on an ongoing basis.
- Ensures maintenance records are up to date, accurate and filed monthly.
- Ensures adherence to proper procedures for ordering materials and supplies.
- Manages the public spaces such as amenity rooms, parking, and storage units.
- Records and enters all tenant interaction into the software, for annual inspections, work orders and incidents.
- Collaborates and coordinates with Tenant Relations as directed, serving documents when needed.
- Participates in weekly and monthly team meetings as required.
- Provides team coverage to other sites as directed.
- Completes other duties as directed

**Qualifications**:

- 3+ years’ experience in related property maintenance duties an asset
- Personable, with good communication skills and demonstrated ability to practice good decision making, problem solving & conflict resolution skills
- Highly proficient organizational and multi-tasking skills along with good time management
- Small appliance repair experience an asset.
- Janitorial experience
- Basic painting, electrical and plumbing and dry wall repair skills.
- Ability to work both independently and in a team environment.
- Must have a valid driver’s license and own an insured reliable vehicle.
- Able to lift 30 to 50 lbs without difficulty, bend and reach to high/ low places as needed.

**Compensation & Benefits**:

- **Work Week**: Monday to Friday with option of flex Fridays
- **Hours**: 8:30 am to 4:30 pm also available for on call rotating shift of weeknights and weekends - time paid in lieu
- **Full-time**: 35 hours per week.

- Starting wage: $25.00 per hour

**Additional Requirements**:

- Must reside in the provided on-site apartment as a condition of employment.
- A current Criminal Record Check is required and must be renewed every five years.
- Ability to work respectfully and effectively with people from diverse cultural backgrounds, with an understanding of and sensitivity to Indigenous peoples and communities

Pay: $24.00-$25.00 per hour
