Overview The VELO Apartments are located across from the North End Library on Gottingen Street. The complex includes 6 retailers downstairs with 171 apartment units on 4 floors above. The existing building was constructed in two phases between 2018 and 2022. The final 24 unit addition is being completed in 2026 (Summer/Fall opening) and once complete, the complex will include a total of 195 units, plus retail. The resident managers will be responsible for running the day-to-day activities of the whole complex and will report to the Property Manager. Once the resident managers have been hired, we will initiate the search for a Maintenance Assistant. This second position will assist the Resident Managers with tasks such as vacuuming hallways, mopping lobby floors, and assisting with unit turnovers (e.g., light cleaning and painting, etc). RESIDENT MANAGER RESPONSIBILTIES
- Advertise and show units to prospective tenants. Prepare leases (in consultation with the property manager) and scan, upload leases to the Cloud once signed.
- Meet with new tenants to sign leases, arrange move-in dates and familiarize tenants with the building. Maintain professional communications with residents as required.
- Complete Unit Inspection reports for tenants moving in/out of the building;
- Respond to all tenant inquiries, emergencies and complaints in a timely and courteous manner. Ensure that the tenants do not disturb others within the building (e.g., no loud parties, etc.).
- Prepare the units for rental (minor cleaning, painting); major repairs performed by outside contractors.
- Review the rent roll prepared each month by the Property Manager to ensure that it reflects recent changes (e.g., tenant move in/out, rent increases, etc.).
- The accounting office handles all rent collection via automatic debit, however the resident manager will coordinate with the tenant regarding the taking of security deposits, and any NSF issues.
- Maintain the cleanliness of all common areas of the building and property including routine and periodic cleaning tasks;
- Supervise the Maintenance Assistant, who will primarily focus on cleaning hallways and lobbies, and helping with month end unit turnovers.
- Ensure the appearance of the grounds is kept to a high standard;
- Remove snow around the entrance to the lobby and retail spaces, and along the main pathways in the courtyards. The city plows most of the front sidewalk. Salting around entrances as needed.
- Mow the lawn in the courtyards. Major landscape maintenance (e.g., annual flower bed maintenance) will be out sourced to 3rd party contractors;
- Keep the parkade neat and organized;
- Conduct routine inspections, minor repairs, and general maintenance;
- Communicate regularly with the Property Manager reporting any building deficiencies;
- When necessary organize, call and supervise the work of contractors such as plumbers and electricians;
- Perform administrative tasks including serving notices, maintaining logs, etc.
- Be familiar with any emergency procedures, fire and building evacuation plans and procedures, and act as building warden, assisting residents during evacuations. Pay: $100,000.00-$115,000.00 per year Benefits:
